A homeowner on Sheen Road wanted to open up the north-facing kitchen of her Victorian villa. She had three quotes. One covered new units only. One removed the wall to the dining room but left out the gas work. The third included a side-return extension for £67,000, but no planning application, no party wall notices and no structural engineer.

At our site visit, we confirmed the property sat in a conservation area, so the side return needed full planning permission, and both neighbours needed party wall notices. We submitted the application six weeks later, and it was approved eleven weeks after that.

The result was a 4.8 m wide open-plan kitchen and dining room: a 1.1 m side-return infill, the load-bearing wall removed, wet underfloor heating, bifold doors to the garden and a full-width rooflight. The fixed price, including the planning application, was £58,500. The final invoice was £58,500.

Why Kitchen Renovation in Richmond Needs More Than a Kitchen Fitter

Most Richmond kitchens sit in Victorian, Georgian or Edwardian houses, and the best results usually involve more than new units.

Planning in conservation areas

Much of Richmond lies in conservation areas, so side-return and rear kitchen extensions usually need a full planning application to the London Borough of Richmond upon Thames. We confirm the planning position at the site visit before you commit to a price, and prepare the application within the fixed price.

In most Victorian villas, the wall between the kitchen and the rear reception room is load-bearing. Removing it requires a structural engineer’s calculations, a steel beam and building control sign-off. We arrange all three as part of the job.

Gas work by Gas Safe engineers

It is illegal for anyone not on the Gas Safe Register to fit or move a gas hob, range cooker or boiler. Our Gas Safe engineers are directly employed, and you receive a Gas Safe certificate when the work is finished.

Kitchen Extension Richmond: Side Return or Rear Extension?

If your kitchen feels small or dark, extending it is usually the biggest single improvement you can make. In Richmond’s period homes there are two main options, and the right one depends on the shape of your house and plot.

Side Return Extension in Richmond

Most Victorian homes have a narrow passage, usually 1–1.5 metres wide, running alongside the back of the house. A side return extension fills this space, often with a glazed roof or a full-width rooflight to bring light into the middle of the room. Combined with removing the wall to the dining room, it turns a narrow galley kitchen into a wide, open-plan kitchen and dining space. In a conservation area a side return needs full planning permission, and because it’s built on or close to the boundary, party wall notices are usually needed too. Side return extensions with a new kitchen start from £55,000.

Rear Kitchen Extension in Richmond

Edwardian and 1930s homes in Kew, East Sheen and Mortlake often have wider plots, where extending into the garden gives more space than a side return. A single-storey rear extension of 3–4 metres creates room for a kitchen island, dining table and garden doors. Some rear extensions can be built under permitted development, but not in flats, listed buildings or areas with extra planning restrictions, so we check your property’s position at the site visit. What Affects the Cost of a Kitchen Renovation in Richmond?

Two kitchens of the same size in Richmond can differ in price by tens of thousands of pounds. These are the factors that make the biggest difference, so you can see where your budget goes before we visit.

Layout Changes

Keeping the sink, hob and appliances where they are is the most affordable option. Moving them means rerouting gas, water, waste and electrics, and in older houses that often means lifting floors to run new pipework.

Structural Work

Removing a load-bearing wall or adding a side return is where the cost rises most, because it brings in steel beams, an engineer’s calculations, building control and, for extensions, planning permission.

Units, Worktops and Appliances

Cabinetry and appliances can account for a large share of the total. Laminate and standard units keep costs down, while bespoke joinery, natural stone and premium appliances push them up. We price to the specification you choose, so you can decide where to spend.

The Condition of the House

Kitchens in Richmond's Period Homes

Original kitchens are often north-facing, 12–16 m², and cut off from the garden.
