A couple on Cheyne Walk called us in March.

They had been planning their kitchen renovation for eight months. They had a kitchen designer’s drawings. They had chosen their units. They had chosen their worktops. They had a fixed price from a kitchen company for supply and fit.

Then their builder told them that the supply-and-fit price did not include the plumbing relocation, the electrical rewiring for the new layout, the structural wall removal required for the open-plan conversion, or the plastering after the structural work.

Eight months of planning. A price that covered roughly half of what the project actually required.

The kitchen company on Fulham Road was not dishonest. Their supply and fit price covered exactly what it said, supplying the kitchen units and fitting them in position. The mistake was not understanding that kitchen supply and fit, and kitchen renovation are two entirely different things.

Kitchen supply and fit assumes the kitchen is going in the same place with the same services in the same positions. Kitchen renovation means changing the kitchen’s layout, new plumbing positions, new electrical positions, and potentially structural changes to the room itself.

For the kitchen on Cheyne Walk the renovation required a structural engineer to specify the steel for the wall removal, a structural team to remove the wall and install the steel, a Gas Safe plumber to relocate the gas supply and water connections, a NICEIC electrician to rewire the kitchen circuit and install the island sockets, a plasterer to make good after the structural work, and then finally the kitchen company to supply and fit the units. Six separate contractors. Six separate quotes. Six separate schedules to coordinate.

We managed the complete kitchen renovation on Cheyne Walk. The structural engineer coordinated by us. Wall removed, and steel was installed by our own builders. Gas supply and water connections relocated by our own Gas Safe plumbers. Kitchen circuit rewired and island sockets installed by our own NICEIC electricians. All surfaces are made good by our own plasterers. Units, worktops, and appliances installed by our own joiners.

One fixed price. One point of contact. One team. The Cheyne Walk kitchen was completed in eighteen working days, from structural wall removal to a finished open-plan kitchen.

The couple on Cheyne Walk had approached their kitchen renovation correctly in almost every respect. They had taken their time, eight months from initial planning to approaching contractors. They had worked with a kitchen designer and had detailed drawings. They had made every product decision, units, worktops, handles, and appliances, before asking for a price. They had obtained a written quotation from a reputable kitchen company.

What they had not understood and what nobody had explained to them that the kitchen company they approached was a kitchen supply and fit company. This distinction is crucial and far less obvious than it should be.

A kitchen supply and fit company designs, supplies, and installs kitchen cabinetry and worktops. Their expertise is in the kitchen itself, the units, the configuration, the worktop material, and the internal storage systems. What they do not do, which falls entirely outside their scope, is the building work that a kitchen renovation in Chelsea almost always requires before any units can be installed.

The Cheyne Walk kitchen required an open plan conversion, removing the wall between the existing kitchen and the dining room to create the open plan living space the couple had designed with their kitchen designer. That wall was load-bearing. Removing it required a structural engineer’s specification, a Building Regulations application, a structural team to carry out the removal, and a steel beam of the correct specification to carry the load above. None of that appears in a kitchen supply and fit quotation.

The kitchen company’s quotation for Cheyne Walk was accurate for what it covered. Units, worktops, and fitting supplied and installed in the existing kitchen footprint. The problems began when the couple’s builder reviewed the drawings and identified what the complete project actually required.

Structural wall removal and steel installation. The wall between the kitchen and dining room was a load-bearing partition, one of the intermediate structural walls typical in Chelsea Victorian terraces built in the 1870s. Removing it required a structural engineer’s specification, Building Regulations approval, temporary propping while the wall was removed, installation of a steel beam of the specified size and bearing length, and making good to the ceiling, floor, and adjacent walls after the steel was in place.

Gas Safe plumbing relocation. The new kitchen layout moved the cooker from one wall to another, requiring the gas supply to be extended and re-routed to the new position by a Gas Safe registered engineer. The dishwasher also moved, requiring new hot and cold supply and waste connections. Moving gas supplies is not work that a general builder or kitchen fitter can do legally. It requires a Gas Safe-registered engineer and appropriate notification.

NICEIC electrical rewiring. The new kitchen layout introduced an island requiring new socket circuits at the island level, separate from the perimeter socket circuit. The new layout also changed the cooker circuit, requiring the circuit to follow the new cooker position. Kitchen electrical circuits are notifiable under Part P of the Building Regulations, requiring either NICEIC certification or a Building Control application. Neither of these options is available to a kitchen company or a general builder without the appropriate electrical certification.

Plastering. After structural wall removal and steel installation of the ceiling void, the adjacent wall faces, and the floor, where the removed wall’s footings had been, all required plastering and making good before any kitchen installation could begin. The kitchen company’s price is assumed flat, with prepared surfaces ready to receive units. The structural work would leave anything but.

The complete picture of what the Cheyne Walk kitchen renovation actually required is a useful reference for any Chelsea homeowner planning a kitchen renovation that involves a layout change, an open plan conversion, or any reconfiguration of services.

First: structural assessment. Any kitchen renovation in a Chelsea Victorian terrace that involves removing or altering a wall requires structural assessment, even if the wall does not appear to be load-bearing. Internal walls in Chelsea Victorian terraces can carry loads from floors above that are not apparent from ground-level inspection. A structural engineer’s assessment before any wall removal begins is not optional it is the only way to establish safely whether the wall can be removed and what is required to replace the structural element it was providing.

Second: Gas Safe plumbing. Any kitchen renovation that moves the cooker, moves the sink, moves the dishwasher, or changes the boiler connection requires Gas Safe-registered plumbing work. The gas supply to the cooker cannot legally be extended or rerouted by anyone who is not Gas Safe registered. The water supply and waste connections to the sink and dishwasher can be moved by a competent plumber. Gas Safe registration is not required for water supplies, but the work must still be carried out by someone with the appropriate plumbing knowledge.

Third: NICEIC electrical work. Kitchen electrical circuits, cooker circuits, ring main extensions, and island socket circuits are notifiable electrical work under Part P of the Building Regulations. This work must be carried out either by an NICEIC-approved electrician who can self-certify the installation or by any contractor, followed by a Building Control application. In practice, any Chelsea kitchen renovation that changes the electrical layout requires NICEIC-approved electrical work to be certified and notified correctly.

Fourth: plastering and preparation. Any structural work, any wall opening, any surface alteration creates a preparation requirement before the kitchen can be installed. Surfaces must be flat, sound, and dry before units can be fitted against them. This plastering and preparation work is the final stage before the kitchen installation and the stage most commonly overlooked in kitchen supply and fit quotations.

For the kitchen on Cheyne Walk, our single fixed price covered every element of the complete renovation. Structural engineer coordinated specification produced, Building Regulations application submitted and approved. Wall removal and steel installation by our own structural team working to the engineer’s specification, with all temporary propping, beam installation, and structural making good completed before any other trade began.

Gas Safe plumbing by our own plumbers, gas supply extended and re-routed to the new cooker position, new water connections to the island sink, dishwasher connections at the new position. All Gas Safe notifications completed. NICEIC electrical work by our own electricians, new island circuit installed, cooker circuit re-routed, kitchen ring main extended to cover the new perimeter layout, and all Part P notifications completed.

Plastering and surface preparation by our own team, ceiling void made good, adjacent wall faces finished, floor made good where the removed wall footings had been. All surfaces are brought to the standard required for kitchen unit installation. Kitchen installation by our own joiners, units installed, worktops cut and fitted, appliances installed and commissioned.

One fixed price from structural engineer coordination to finished kitchen. Eighteen working days. The couple who called us in March had their kitchen by April.

Complete kitchen renovation across Chelsea SW3, covering every stage from structural assessment through to final handover. Structural work, Gas Safe plumbing, NICEIC electrics, plastering, kitchen installation, worktops, tiling, and appliance connection are all delivered by our in-house team. One fixed price. One team. No subcontractors.

Complete kitchen renovation Chelsea is our most complex and most rewarding service because it transforms the most used room in a Chelsea home from a functional space into a room that reflects the quality of the property and the aspirations of the people who live in it. Every specification from a practical family kitchen to a bespoke luxury installation. Every Chelsea property type, from Victorian terraces to mansion block townhouses.

Our complete kitchen renovation Chelsea service begins with a free site visit because accurate fixed-price quoting requires seeing the existing kitchen, understanding the property structure, identifying any structural implications of the proposed layout, and discussing the specification in enough detail to price everything correctly before work begins.

Open plan kitchen renovation, combining kitchen renovation with the structural wall removal and open plan conversion that the majority of Chelsea Victorian terrace kitchens require to meet the standard expected in the current market. Open plan kitchen renovation Chelsea is the single most transformative project available to owners of Chelsea Victorian terraces, taking a separate, often dark rear kitchen and creating the open plan kitchen and dining space that defines contemporary Chelsea living.

Our open plan kitchen renovation Chelsea service includes structural assessment and engineer coordination, Building Regulations management, wall removal and steel installation by our own structural team, all associated Gas Safe plumbing and NICEIC electrical work for the new layout, plastering and preparation, and complete kitchen installation. The structural capability we bring in-house is what makes us the right company for this specific project. Most kitchen companies cannot do the structural work, and most structural companies cannot do the kitchen.

Kitchen extension renovation for Chelsea properties where the kitchen renovation is combined with a side return or rear extension, increasing the floor area of the kitchen as part of the renovation project, rather than renovating within the existing footprint. Kitchen extension renovation Chelsea brings together planning management, structural design, building work, and kitchen installation under a single fixed price and a single project manager.

Chelsea kitchen extensions, side return infills on Victorian terraces, and rear extensions creating kitchen-dining spaces are among the most consistently value-adding projects available to Chelsea homeowners. Our kitchen extension renovation Chelsea service manages the complete project from planning application through to finished kitchen, avoiding the coordination challenges that arise when homeowners attempt to manage a building contractor, a kitchen company, and multiple trade contractors independently.

Victorian kitchen renovation is the specification that defines the majority of our kitchen renovation Chelsea work, because Victorian terraces account for the majority of Chelsea’s residential property stock. Victorian kitchen renovation in Chelsea presents specific challenges that differentiate our work from kitchen renovation in modern properties.

Original Victorian kitchens in Chelsea terraces were typically rear ground-floor rooms, lower-ceilinged than the principal rooms above, with original quarry tile or stone floors in some cases, cast iron ranges that have long since been removed, leaving flue positions that must be addressed, and pipework configurations that reflect 150 years of piecemeal adaptation rather than a coherent planned system. Our Victorian kitchen renovation Chelsea team understands these specific conditions because we work in Victorian properties across SW3 every day.

Listed building kitchen renovation in Chelsea and Belgravia, handling the specific requirements of Grade I, Grade II*, and Grade II listed properties, where kitchen renovation must be considered in the context of the listing conditions. Most kitchen renovations in Chelsea listed buildings do not require Listed Building Consent where the work is confined to the kitchen and does not affect the character of the listed building. We assess the consent position at the site visit stage and advise before any quotation is prepared.

Kitchen renovation in a Chelsea listed building requires particular consideration for any work that involves opening walls, even internal non-structural partitions, which may be specifically mentioned in a listed building’s description and require consent before removal. External works associated with kitchen renovation, extraction vents, gas meter relocation, and external pipe runs require careful assessment against the listed building’s specific conditions.

Bespoke kitchen installation for Chelsea properties where the homeowner has selected a bespoke or semi-bespoke kitchen product from a specialist supplier and requires installation that coordinates all associated trades, plumbing, electrical, and structural, where required, alongside the kitchen installation itself.

Many Chelsea homeowners approach kitchen renovation having already selected their kitchen from a designer, such as Roundhouse, deVOL, Plain English, Smallbone, or any of the other bespoke kitchen suppliers whose product is right for a Chelsea property. What these suppliers typically do not provide is the complete renovation package, the structural work, the plumbing relocation, and the electrical rewiring that the kitchen installation requires. Our bespoke kitchen installation Chelsea service provides exactly this, all the enabling trades in-house, coordinated around the kitchen company’s installation programme, under a single fixed price.

Small kitchen renovation for Chelsea properties where space is constrained, galley kitchens in Victorian terrace rear extensions, compact kitchens in mansion block apartments, and kitchen spaces in Chelsea conversions where the available floor area limits the renovation scope. Small kitchen renovation Chelsea requires specific design knowledge to create a functional, well-specified kitchen in a space that is significantly smaller than the family kitchen standard.

Our small kitchen renovation Chelsea service includes space planning as part of the free site visit, identifying the most efficient layout for the available space, recommending appliances designed for compact installation, and specifying worktop and unit configurations that maximise storage and work surface within the footprint available.

Kitchen refurbishment for Chelsea properties where the existing layout and cabinet carcasses are retained, and the improvement focus is on refreshing the finish, new doors and handles, new worktops, new splashback tiling, updated lighting, and new appliances. Kitchen refurbishment Chelsea is the appropriate scope where the existing kitchen functions correctly and the cabinet structure is sound, but the finish no longer meets the standard expected in a Chelsea property.

Our kitchen refurbishment Chelsea service applies the same fixed-price approach as our full renovation. The price quoted for new doors, worktops, and updated electrics is the price paid with no additions during the work.

What Is Included in Our Kitchen Renovation Chelsea Service

Structural assessment, engineer coordination, Building Regulations management, wall removal, and steel beam installation were all carried out by our in-house structural team working to the engineer’s specification. This is the capability that most kitchen renovation companies do not have and that most Chelsea kitchen renovations involving an open plan conversion require.

Our structural team carries out the complete wall removal programme, temporary propping to support the structure above, careful removal of the masonry to avoid damage to adjacent finishes, steel beam installation to the engineer’s specification, padstone installation at bearing points, and structural making good to ceiling and adjacent walls after the beam is in place. Building Regulations inspection arranged and certification obtained before the structural work is covered by subsequent trades.

All plumbing work by our Gas Safe registered plumbers. Relocating or extending gas supplies to new cooker positions. Re-routing or extending water supplies to new sink and dishwasher positions. Installing new waste connections. Connecting all appliances that require a plumbing connection. Pressure testing all new connections before the kitchen installation begins. Gas Safe notification completed on all gas work.

In Chelsea Victorian terraces, gas supply relocation during kitchen renovation frequently involves running new pipework through floor voids or beneath worktop level to reach new cooker positions, work that requires knowledge of the Victorian floor structure and the ability to route pipework with minimal disruption to adjacent areas. Our Gas Safe plumbers do this daily across SW3.

All electrical work by our NICEIC-approved electricians. Kitchen circuit extension or rewiring to accommodate the new layout. Island socket circuits where a kitchen island is part of the new design. Cooker circuit re-routing to the new cooker position. Under-cabinet lighting circuits. Extractor fan wiring and ducting. Consumer unit assessment and upgrade where the additional kitchen circuits require increased capacity. Part P notification and NICEIC certification on completion.

Chelsea kitchen renovations that introduce an island frequently require a new dedicated socket circuit at the island level because the existing ring main covering the kitchen perimeter cannot economically reach the island without creating a compliance issue with the ring main routing. Our NICEIC electricians design the island circuit correctly from the outset, avoiding the workarounds that create Part P compliance problems later.

All plastering and surface preparation by our in-house team, making good after structural work, preparing all wall surfaces for kitchen unit installation, and bringing floor and ceiling surfaces to the standard required for the finished kitchen. This preparation stage is frequently the one that kitchen supply and fit companies assume has been done by others, and the one that creates the most significant programme delays when it has not been properly planned for.

Our plastering team works immediately after the structural team completes, so the kitchen installation programme is not delayed by the availability of a separate plastering contractor. One team. One timeline.

Kitchen unit and worktop installation by our own joiners working to the kitchen designer’s drawings, installing to the tolerances required for the units and worktops specified, and managing the installation sequence to coordinate correctly with second fix plumbing and electrical connections. For bespoke kitchens from specialist Chelsea suppliers, our joiners work alongside the supplier’s own installation team where the supplier requires this, coordinating the programme and managing all associated trade work so the kitchen company can focus on their installation.

Worktop supply and cutting where worktops are within our supply, stone, quartz, solid surface, and timber worktops, all sourced and templated by us, with cutting and fitting by our joinery team. For bespoke or specialist worktops supplied by the kitchen company, we coordinate the worktop template, delivery, and installation within the overall programme. Upstands and splashbacks are cut and fitted to match.

Kitchen splashback and floor tiling by our in-house tiling team. Wall tiling to the splashback area after unit installation. Floor tiling where the kitchen floor is being refreshed as part of the renovation, including specification of the correct adhesive and grout for the tile format chosen and the substrate condition in each specific Chelsea property.

Electric underfloor heating beneath kitchen floor tiles is available as part of any Chelsea kitchen renovation. Particularly relevant for open plan kitchen dining spaces in Chelsea Victorian terraces, where the existing suspended timber floor is being upgraded to a new tile floor as part of the renovation, underfloor heating provides efficient, comfortable warmth in the space without wall-mounted radiators that would interrupt the run of kitchen units.

Installation and commissioning of all kitchen appliances, integrated and freestanding. Oven and hob installation and Gas Safe connection where gas appliances are specified. Dishwasher plumbing connection. Fridge freezer positioning. Extractor fan installation and ducting to the correct route for each Chelsea property type. Appliance function tested and confirmed before handover.

Kitchen Renovation Costs Chelsea

A small kitchen renovation in a Chelsea galley kitchen or compact L-shaped kitchen, no structural work required, same layout retained, new units and worktops, Gas Safe and NICEIC work for service connections to existing positions: typically £10,000 to £15,000 for the complete project, including all trades and kitchen supply.

The variables within this range are primarily the kitchen specification. The difference between a mid-range fitted kitchen and a semi-bespoke kitchen of the type appropriate for a Chelsea property is typically £3,000 to £6,000 in kitchen cost alone, and whether any tiling, flooring, or decorating is included within the scope.

A standard kitchen renovation in a Chelsea kitchen of 10 to 18 square metres, layout change requiring Gas Safe plumbing relocation and NICEIC electrical rewiring, new kitchen supply to mid to upper range specification, tiling, and all associated trade work: typically £15,000 to £28,000 for the complete project.

This is the most common specification for kitchen renovation in Chelsea Victorian terraces, where the existing kitchen is being updated, and the layout is changing, but the room footprint is remaining the same. The Cheyne Walk kitchen, which was at the upper end of this range, included an open-plan conversion with structural wall removal and a higher-specification bespoke kitchen.

An open plan kitchen renovation in Chelsea, combining kitchen renovation with structural wall removal, steel installation, and the full trade programme required to create an open plan kitchen and dining space: typically £20,000 to £40,000 for the complete project, depending on the structural complexity, the kitchen specification, and the extent of making good and decoration included.

The structural element alone, the engineer, Building Regulations, wall removal, and steel installation typically add £5,000 to £10,000 to the cost of a kitchen renovation that does not require structural work. This is the element that is most commonly excluded from initial kitchen company quotations and most commonly surprises Chelsea homeowners who have not planned for it.

A bespoke kitchen renovation in Chelsea, specialist kitchen from a design-led supplier such as Roundhouse, Plain English, deVOL, or Smallbone, combined with all enabling trade work: typically £30,000 to £80,000 and above, depending on the kitchen specification and the extent of structural and trade work required.

Bespoke kitchen cost in Chelsea is driven primarily by the kitchen product itself. Bespoke painted kitchens with specialist ironmongery and stone worktops are significantly more expensive than semi-bespoke ranges. Our role in a bespoke kitchen renovation Chelsea project is to ensure that every trade and every enabling work element is completed correctly and on time, so the kitchen company can install their product without delays or rework caused by inadequate preparation.

The four factors that most significantly affect kitchen renovation cost in Chelsea are the extent of structural work required open plan conversions adding £5,000 to £10,000 over a non-structural renovation the extent of services relocation how far the plumbing and electrical services need to move from their existing positions the kitchen specification the range from semi-bespoke fitted to fully bespoke designed is very wide and whether flooring, decoration, and plastering are included within the project scope or treated as separate works.

In Chelsea period properties, the structural and services elements are almost always more complex than in modern properties, because the Victorian building fabric was not designed with flexible kitchen layouts in mind. Anticipating these elements at the planning stage rather than discovering them mid-project is what our free site visit is designed to achieve.

Kitchen Renovation in Chelsea Period Properties

The Victorian terrace kitchen in Chelsea presents a consistent set of characteristics that define the renovation challenge. Ground floor rear rooms typically the lowest-ceilinged and darkest rooms in the property. Original pipework in configurations that reflect 150 years of adaptation rather than planned design. Cast iron drainage stacks that typically cannot be moved without a high additional cost. Suspended timber floors that require specific treatment for new tile floor installations. And almost always a wall between the kitchen and the dining room that the homeowner wants removed.

This last point is the defining characteristic of kitchen renovation in Chelsea Victorian terraces. The separation between the kitchen and dining room is the original Victorian plan form, two distinct rooms at the rear of the ground floor plan. The contemporary Chelsea market expects these rooms to be open plan. The wall between them is almost always load-bearing. The structural work required to remove it and replace it with steel is the starting point for any Chelsea Victorian terrace kitchen renovation that aims to create a contemporary open-plan space.

Open plan kitchen conversion in a Chelsea Victorian terrace is a structural project first and a kitchen project second. The correct sequence is structural assessment, engineer specification, Building Regulations application, wall removal and steel installation, making good, and then the kitchen renovation begins. Reversing this sequence, beginning the kitchen renovation before the structural work is resolved, creates significant programme risk and the possibility of having to undo kitchen installation work to facilitate structural access.

Our open plan kitchen renovation Chelsea service plans the structural and kitchen programme together from the outset because the kitchen designer’s drawings, the engineer’s specification, and the building programme must all be coordinated before any work begins. This coordination is what our project manager does as a central part of the service and what most homeowners attempting to manage six separate contractors independently find extremely difficult to achieve.

The steel for a Chelsea Victorian terrace open plan conversion is typically a Universal Beam of between 150mm and 250mm depth, depending on the span and the loads from above. The beam sits on padstones at each bearing point and is typically concealed within the ceiling thickness or partially boxed out below ceiling level, depending on the ceiling height and the structural engineer’s specification. Our structural team installs according to the engineer’s specification and obtains Building Regulations sign-off before the ceiling is made good.

Kitchen renovation in Chelsea listed buildings requires assessment of the listing conditions before any specification or structural decisions are made. The primary considerations for kitchen renovation in a Chelsea listed building are whether any walls proposed for removal are specifically referenced in the listing description, whether the kitchen contains original features, fireplaces, original flooring, period joinery that are protected by the listing, and whether any external works associated with the kitchen renovation, such as extraction vents, gas meter relocation, and new window openings, affect the listed fabric.

Most kitchen renovation work in Chelsea listed buildings that is confined to the kitchen, does not remove original features, and does not alter the external fabric, proceeds without Listed Building Consent. Where consent is required, we prepare the application and liaise with the Royal Borough of Kensington and Chelsea planning team on the homeowner’s behalf.

Conservation area designation does not affect internal kitchen renovation. It affects external works, alterations to the principal elevation, changes to rooflines and materials, and works visible from the public realm. For kitchen renovation, the only conservation area consideration is typically the extraction duct exit point, where the extraction exits through an external wall or roof slope visible from the street. The duct terminal must minimise visual impact.

In Chelsea Victorian terraces, the extraction route typically runs from the kitchen extractor through the rear wall or through the roof void, both of which are less sensitive than the front principal elevation. We confirm the extraction route and terminal specification at the site visit stage for every kitchen renovation Chelsea project.

Kitchen renovation in Chelsea mansion blocks presents different structural and drainage challenges from terrace renovation. Concrete frame construction means walls are either structural concrete elements, which cannot be removed or lightweight partitions between apartments. The distinction between what can and cannot be altered structurally in a mansion block kitchen renovation requires careful assessment.

Drainage in the mansion block kitchen renovation must follow the existing waste stack positions. Running new waste pipes to a different stack location is typically not possible without management company consent and significant building work. Kitchen layouts in mansion block renovations are therefore constrained by the drainage infrastructure in a way that terrace renovation is not. We identify these constraints at the site visit stage and design the kitchen layout around them rather than discovering them when the kitchen installation has already begun.

Why Choose Our Kitchen Renovation Chelsea Service

FAQ: Have Questions?

Guttering Chelsea - Frequently Asked Questions

How much does a kitchen renovation cost in Chelsea?

Kitchen renovation in Chelsea costs from £10,000 for a small kitchen refurbishment without structural work to £80,000 and above for a bespoke kitchen with open plan conversion. A standard complete kitchen renovation, new layout, Gas Safe plumbing relocation, NICEIC rewiring, new kitchen supply and fit typically costs between £15,000 and £28,000. Open plan conversions add £5,000 to £10,000 for structural work. Free site visit and fixed-price written quotation. Call 020 7129 7418.

A standard kitchen renovation without structural work takes ten to sixteen working days from strip out to handover. An open plan kitchen renovation with structural wall removal typically takes sixteen to twenty-four working days, allowing for the structural work and drying time before the kitchen installation begins. Building Regulations approval for structural work adds two to four weeks to the pre-start programme. All timelines confirmed in the fixed price quotation. Call 020 7129 7418.

Our kitchen renovation Chelsea fixed price includes everything: structural assessment and engineer coordination where required, wall removal and steel installation where required, Gas Safe plumbing, NICEIC electrics, plastering and surface preparation, kitchen installation, worktops, tiling, appliance connection, and the 12-month workmanship guarantee. The price on the quote is the price on the invoice. Call 020 7129 7418 to arrange a free site visit.

No. All trades on every Chelsea kitchen renovation we carry out are our direct employees: Gas Safe plumbers, NICEIC electricians, structural team, joiners, tilers, and plasterers, all employed by Chelsea Property Renovation & Maintenance Ltd. No subcontractors. No coordination between separate companies. No scheduling delays. One team. One fixed price. Call 020 7129 7418.

Yes. We regularly carry out kitchen renovations in listed buildings across Chelsea and Belgravia. Most kitchen renovation work in Chelsea listed buildings proceeds without Listed Building Consent where the work does not affect the character of the listed building or any specifically listed features. We assess the consent position at the site visit stage and advise before any quotation is prepared. Where consent is required, we manage the application. Call 020 7129 7418.

Kitchen supply and fit covers the supply and installation of kitchen units and worktops. It assumes services are in the correct positions and the room is structurally unchanged. Kitchen renovation covers the complete transformation of the kitchen, including any Gas Safe plumbing relocation, NICEIC electrical rewiring, structural work, and plastering required before the units can be installed. The Cheyne Walk kitchen required all of these elements, none of which appeared in the kitchen company’s supply and fit price. Call 020 7129 7418.

Internal kitchen renovation does not require planning permission. Structural wall removal requires Building Regulations approval, which we manage. External works associated with kitchen renovation, such as extraction vents on principal elevations, may require planning consent in Chelsea conservation areas. We advise on this at the site visit stage. Kitchen renovation in listed buildings may require Listed Building Consent in specific circumstances. Call 020 7129 7418.

Yes. Open plan kitchen conversion, removing the load-bearing wall between the kitchen and dining room in a Chelsea Victorian terrace, is our most frequently requested structural project. We manage the complete programme, including structural engineer, Building Regulations, wall removal, steel installation, and all associated trade work as part of a single fixed-price kitchen renovation quotation. Call 020 7129 7418 to arrange a free site visit and structural assessment.

When choosing a kitchen renovation company in Chelsea, ask three essential questions: Do they have the in-house expertise to carry out structural alterations? Are their Gas Safe-registered plumbers and NICEIC-approved electricians directly employed rather than subcontracted? And does their quotation include a genuine fixed price with no hidden extras?

A contractor that outsources key trades or cannot undertake structural work is unlikely to provide a truly comprehensive, fixed-price kitchen renovation. At Chelsea Property Renovation & Maintenance Ltd, we manage every stage of your project with our experienced team, delivering quality workmanship, clear communication, and transparent pricing from start to finish.

Call 020 7129 7418 today to arrange your free kitchen renovation consultation.

We can supply and install kitchen ranges across a wide specification, from semi-bespoke fitted kitchens to higher-specification painted ranges. For clients who have selected a bespoke kitchen from a specialist Chelsea supplier, we provide the complete enabling trade package, all structural, plumbing, electrical, plastering, and preparation work coordinated around the kitchen supplier’s installation programme. Call 020 7129 7418 to discuss your specific kitchen selection.

Structural wall removal in a Chelsea Victorian terrace kitchen requires a structural engineer’s assessment, a specification for the steel beam and padstones, a Building Regulations application and approval, temporary propping during the removal, careful wall removal to the engineer’s specification, steel installation to the correct bearing, and Building Regulations inspection and sign-off before the structure is enclosed. Our structural team manages this complete process. Building Regulations certification is provided at project handover. Call 020 7129 7418.

Yes. All kitchen renovation Chelsea work is guaranteed for 12 months from completion, covering all labour and installation. Structural work receives Building Regulations sign-off confirming compliance. Gas Safe completion notice issued for all gas work. NICEIC Part P certificate issued for all electrical work. Appliances carry manufacturer warranties. All documentation is provided at handover. Call 020 7129 7418.
