A homeowner on Richmond Hill called us in June. She had purchased a five-bedroom Victorian villa double-fronted, original sash windows, original cornicing on three floors, south-facing rear garden running down toward the Richmond Park boundary wall. The property had not been comprehensively renovated since the 1980s. The wiring was a ring main from 1987. The cast iron soil pipes were intact, but the cast iron supply pipes had been partially replaced with copper in the kitchen and partially left as lead on the first and second floors. The rear extension added in 1991 had a flat roof in torch-on felt with two active leak points above the kitchen.

The property sat within the Richmond Hill Conservation Area. The proposed rear extension replacement required a planning application to Richmond upon Thames Council. The rear garden backed onto Terrace Gardens within the protected view from Richmond Hill, which has carried statutory protection since the Richmond, Ham and Petersham Open Spaces Act 1902.

We assessed the full scope on a Wednesday. Planning pre-application advice was taken with Richmond upon Thames the following week. We submitted the planning application six weeks after our first visit, designed specifically to respect the Richmond Hill protected view. Approved fourteen weeks later. Construction programme: twenty-two weeks.

Total renovation: NICEIC full rewire; Gas Safe full replumbing, including lead pipe replacement throughout; new EPDM flat roof on the rear extension; kitchen renovation; three bathroom renovations; full redecoration throughout to heritage specification. Fixed price: £142,000. Invoice: £142,000.

Internal work usually doesn’t need planning permission, but most external changes do. Extensions and dormers need consent, and in parts of TW9 and TW10 so do replacement windows, because so much of Richmond sits in conservation areas. Listed buildings also need Listed Building Consent, and homes near Kew Gardens may need a heritage impact assessment because of the World Heritage Site buffer zone. Yes. We prepare and submit planning applications to the London Borough of Richmond upon Thames, including conservation area applications, Listed Building Consent and heritage impact assessments. We also serve party wall notices for structural work. All of this is included in the fixed price, so you won’t pay a separate planning consultant.

A ground-floor renovation takes 10–14 weeks on site, a full house renovation 18–26 weeks and a loft conversion 14–20 weeks. If planning permission is needed, allow a further 12–16 weeks before work starts. Your confirmed timeline is written into the fixed-price quote.
