Three builders before us. One quoted without visiting the property. One promised to work around the Listed Building Consent requirements. One, to his credit, admitted he had never worked on a listed building and said so.
The property was a Grade II listed Victorian townhouse on Lowndes Square, Knightsbridge SW1X. One of the finest addresses in London. A building that requires a specific type of contractor, one who understands what RBKC conservation officers approve, knows the difference between hydraulic lime and gypsum, and can install Gas Safe heating and NICEIC electrical throughout without touching a single piece of original Victorian fabric with the wrong tool.
We visited on Friday. We spent two hours at the property. We photographed every period feature: the cornicing on every floor, the sash windows, the six-panel doors, the turned staircase balusters, the Victorian fireplaces.
The fixed-price quotation arrived Monday. Eight months later, the conservation officer visited at the final inspection. He praised the work.
That is the standard every Chelsea, Knightsbridge, and Belgravia property renovation deserves. Not the standard most contractors deliver but the only standard we accept.
