A homeowner on Rylston Road called us in March. Two-floor Victorian terrace. Last updated in 1978. Lived in with care for forty-five years by the same family, which had turned out, as it so often does with the best-preserved Victorian properties we encounter, to be the most effective preservation method available.
Original lime plaster throughout both floors. Original Victorian cornicing on the principal room on each floor, the drawing room on the ground floor, and the principal bedroom above it. Original six-panel doors throughout. Original cast iron fireplace in the first-floor bedroom, swept and intact, unused since a gas fire had been installed in front of it in 1982 and removed again in 2019. Two Fulham renovation companies had visited before us.
The first had recommended stripping the lime plaster throughout both floors and replacing it with plasterboard and gypsum faster, cheaper, and simpler. The cornicing would be removed with the plaster. New plaster cornice could be installed afterwards if the homeowner wanted it at an additional cost.
The second had assessed the property as a standard two-floor Victorian terrace requiring a standard renovation programme. Lime plaster is not mentioned. Cornicing not assessed. Fireplace not checked for operational status.
Neither had recognised what was in the building. Neither had mentioned that gypsum applied over lime plaster causes the lime to fail within five to ten years, making the cheaper option not cheaper at all, but significantly more expensive when the replastering cycle begins again within a decade.
We arrived knowing what to look for. We assessed every surface before recommending anything.
The lime plaster was sound on both floors, requiring targeted repair in three areas disturbed by previous electrical work, not replacement. The cornicing was intact and restorable. The fireplace was operational, tested, and confirmed working.

The two renovation companies that visited Rylston Road before us made the same mistake that renovation companies make in Chelsea, in South Kensington, in Belgravia, and in every London postcode where Victorian properties have been lived in rather than renovated for forty or fifty years: they assessed what they could see and recommended its replacement without assessing whether what they could see was worth keeping.
Lime plaster on lath is the original wall construction of every Victorian terrace in Fulham SW6. It was built correctly, it was maintained correctly, and where it has not been contaminated by gypsum repairs or damaged by water ingress, it is still performing correctly after one hundred and forty years of service. It does not require replacement. It requires targeted, correctly specified repair in hydraulic lime by a plasterer who understands the material.
The first Fulham company that visited Rylston Road had no lime plaster specialist in-house. Their plasterer worked in gypsum, the modern material that is faster, cheaper, and entirely incompatible with the lime plaster substrate of a Victorian property. Gypsum applied over lime traps moisture in the wall because gypsum is not breathable and lime is. The moisture has nowhere to go. Within five to ten years, the gypsum begins to delaminate from the lime substrate. The cycle of replastering begins. The homeowner who chose the cheaper option pays twice or three times over the life of the property.
The second company had not engaged with the fabric of the building at all. Their assessment was dimensional: the rooms are these sizes, the programme is these weeks, the cost is this figure. The lime plaster on the walls, the cornicing in the two principal rooms, the operational fireplace behind the gas fire bracket none of these appeared in their assessment because none of them had been looked for
Neither company was incompetent. Both were making the assessments their capability allowed. A renovation company without a lime plaster specialist in-house cannot assess lime plaster. A renovation company without an original fabric assessment process cannot identify what is worth keeping. The limitation is not skill; it is scope.
We employ a lime plaster specialist. We assess original fabric on every site visit before making any recommendation about what should be removed. These are not exceptional capabilities. They are what period property renovation in Fulham SW6 requires, and they are what most Fulham renovation companies do not consistently provide.

The result is a renovated Fulham Victorian terrace that looks correct on the day of handover and begins to delaminate, crack, and fail within three to seven years, requiring the entire plastering cycle to be repeated at a cost that significantly exceeds the saving made by using gypsum rather than lime in the first place.
Our in-house lime plasterer repairs and reinstates lime plaster correctly in every Fulham renovation we undertake hydraulic lime in the correct specification, applied in the correct number of coats with the correct drying time between coats, followed by the lime-compatible primer and decoration that the surface requires. The two companies that visited Rylston Road before us would have replastered those walls in gypsum. The lime plaster that had survived forty-five years of careful preservation would have been destroyed within a decade. We repaired it in lime. It will survive another forty-five years.
