A couple on Chester Square called us in February. They had purchased a Grade II listed Georgian townhouse, one of the Cubitt-built properties on Belgravia’s most prestigious residential square, and were planning a complete ground-floor renovation, including a new kitchen. The Chester Square couple had approached their kitchen renovation correctly in almost every respect. They had purchased the property knowing it required significant renovation. They had engaged an architect to assess the ground floor plan and produce initial drawings for the open-plan conversion. They had approached three reputable kitchen companies, all with significant Chelsea and Belgravia portfolios, all with design studios and experienced teams, and obtained detailed proposals from each.

All three proposals agreed on the open plan conversion. All three agreed on the general specification direction, bespoke painted kitchen, stone worktops, integrated appliances, island unit. All three identified the kitchen range as the primary obstacle to the ideal kitchen footprint, too large, positioned centrally in the rear wall, limiting the run of units on the most important elevation. All three recommended its removal.

None of the three proposals mentioned Listed Building Consent.

The reason was straightforward, and the same reason that the absence of consent assessment in a Belgravia kitchen renovation is so consistently dangerous. Kitchen companies design and supply kitchens. Their knowledge is of kitchen products, layouts, specifications, and installation. It is not of listed building legislation, listing descriptions, or the specific consent requirements of individual buildings on specific Belgravia squares. The architect whose drawings had established the open plan layout had similarly not read the listing description. Four professionals. Zero consent assessments. One listed feature that would have been illegally removed had the couple not called us before proceeding.

The kitchen range in the Chester Square townhouse was a Leamington Range, a cast-iron cooking range of the type installed in the rear kitchens of high-quality Cubitt-built Georgian townhouses throughout Belgravia during the 1840s and 1850s. Named after the Leamington foundry that produced them and fitted as standard in the service areas of Belgravia’s finest domestic buildings, these ranges were the functional centre of the Victorian household kitchen, coal-fired, with multiple ovens, hot plates, and a water heating function that served the household above.

Most Belgravia kitchen ranges were removed during the twentieth century, when coal fires were replaced by gas and electric cooking, and the ranges became operationally redundant. The Chester Square range survived because the property had been converted into flats during the 1970s, and the ground-floor flat’s subsequent owners had simply painted over it rather than removing it. Forty years of limewash had obscured the original iron surface. No subsequent owner had thought to investigate what was beneath.

The survival of an original Cubitt-fitted kitchen range in a Belgravia listed building is rare. The Royal Borough of Kensington and Chelsea’s conservation team treats surviving kitchen ranges in listed Belgravia properties as significant original fabric, specifically listing them in building descriptions and requiring consent for any alteration, relocation, or removal. The listing description of the Chester Square property referenced the kitchen range by name and specifically noted its presence as an element of the building’s historic kitchen character.

Any kitchen company that recommended its removal without reading this listing description was recommending an illegal act, however unintentional. Under the Planning (Listed Buildings and Conservation Areas) Act 1990, the unauthorised removal of a listed building’s original features constitutes a criminal offence carrying an unlimited fine and up to two years imprisonment. The homeowner bears this liability, not the kitchen company that made the recommendation.

The Chester Square kitchen renovation involved five distinct listed building considerations, each requiring assessment and, in most cases, Listed Building Consent before any work could proceed.

First, the kitchen range. Listed. Cannot be removed without consent. Our recommendation: retain and integrate. The consent application we prepared confirmed the range would be restored and incorporated as the focal feature of the new kitchen rather than removed. Consent granted without objection.

Second, the original flagstone floor. The rear kitchen area of the Chester Square ground floor retained its original limestone flagstone floor, the same material and laying pattern as when the house was built in 1843. Lime plaster in listed buildings must be repaired with lime, not gypsum, not plasterboard, not modern bonding compounds. Our lime plaster team repaired the kitchen walls in hydraulic lime throughout, maintaining the original character of the wall surfaces and avoiding the substrate failure that gypsum applied over lime invariably causes within five years.

Fourth, the dividing wall between the kitchen and the morning room. The wall the couple wanted to open for the open plan conversion was a structural party wall, not a non-structural partition that could be removed with standard Building Regulations approval. In a Belgravia listed building, a structural party wall requires both Building Regulations approval for the structural work and Listed Building Consent for any alteration to the wall fabric. Our structural assessment confirmed that two openings of 1.4 metres each could be formed in the wall without compromising its structural integrity, achieving the open plan connection without full wall removal.

Fifth, the opening formation specification. The openings in the Chester Square party wall were formed with steel lintels carrying the load above each aperture specified by our structural engineer and approved under Building Regulations. The remaining wall sections between and beside the openings became structural columns plastered in lime and painted to match the surrounding walls. The consent application specified the exact opening dimensions, lintel specification, and finish of the remaining wall sections. Consent granted in seven weeks.

Five considerations. All was assessed before any work began. All resolved within the programme. All included in the fixed price.

The Kitchen Designed Around What Was Always There

The Chester Square kitchen renovation programme was twenty-six working days from the start of structural work to handover.

Days one to six: structural work. Temporary propping to both opening positions. Concrete cutting in the party wall at each opening location to the engineer’s specification. Steel lintel installation at both positions. Structural making good to reveal and surrounding surfaces. Building Regulations inspection passed on day seven.

Days seven and eight: Gas Safe plumbing. Gas supply to the new cooking position, a new range cooker positioned adjacent to the restored kitchen range, rather than replacing it. Extractor fan wiring the extract route taken through the original flue void above the range, avoiding any penetration of the external wall that would have required separate planning consent.

Days eleven to fourteen: lime plaster repair throughout both the kitchen and the morning room. All surfaces are brought to the standard required for kitchen installation. Structural reveals plastered in lime to match the surrounding wall surfaces.

Days fifteen to twenty: kitchen installation. Bespoke painted units installed on either side of the restored kitchen range, with the range as the centrepiece between two equal runs of cabinetry. An island unit is installed at the centre of the open-plan space. Stone worktops templated, cut, and fitted. Range cooker positioned. All integrated appliances installed.

Days twenty-one and twenty-two: second fix plumbing and electrics. All connections made. Appliances commissioned. Heating system reconnected following pipework routing.

Days twenty-three and twenty-four: kitchen range restoration. Original cast iron cleaned of forty years of limewash. Surface treated with appropriate cast iron restoration products.
