The two renovation companies that visited Rylston Road before us made the same mistake that renovation companies make in Chelsea, in South Kensington, in Belgravia, and in every London postcode where Victorian properties have been lived in rather than renovated for forty or fifty years: they assessed what they could see and recommended its replacement without assessing whether what they could see was worth keeping.

Lime plaster on lath is the original wall construction of every Victorian terrace in Fulham SW6. The lime plaster on the walls, the cornicing in the two principal rooms, the operational fireplace behind the gas fire bracket none of these appeared in their assessment because none of them had been looked for

Neither company was incompetent. Both were making the assessments their capability allowed. A renovation company without a lime plaster specialist in-house cannot assess lime plaster. A renovation company without an original fabric assessment process cannot identify what is worth keeping. The limitation is not skill; it is scope.

The result is a renovated Fulham Victorian terrace that looks correct on the day of handover and begins to delaminate, crack, and fail within three to seven years, requiring the entire plastering cycle to be repeated at a cost that significantly exceeds the saving made by using gypsum rather than lime in the first place.
