A homeowner on Pagoda Avenue had three bathrooms that hadn’t been touched in over twenty years. The main bathroom had period floor tiles she wanted to keep, and the second-floor en suite relied on a macerator pump that had failed twice in three years. One company quoted £16,500 for the main bathroom alone, excluding fittings. Another quoted £11,200 for fitting only, without the plumbing or electrics.
We assessed all three rooms in one visit. In the main bathroom, the old cast-iron soil pipe was sound, and we kept around 60% of the original floor tiles, replacing the damaged ones with close-matching reproductions. In the en suite, we diagnosed the macerator fault and replanned the drainage. The third bathroom needed a straightforward refit.
One fixed price covered all three rooms, including plumbing, electrics, waterproofing, tiling, fittings and certificates: £34,500. The final invoice was £34,500.
Most Richmond bathrooms sit in Victorian, Edwardian or Georgian houses, and the work behind the tiles decides how long a new bathroom lasts. These are the things we check before we quote.
Older houses were usually finished in lime plaster, which moves and breathes differently from modern plaster. Tiling straight onto it in a shower area risks cracked grout and loose tiles. We board the wet areas with cement or waterproof backer board and tank them before tiling, so the shower enclosure doesn’t depend on the old plaster behind it.
Many period homes still have cast-iron soil stacks and, occasionally, lead water supply pipes. Cast iron in good condition can last for decades, but corroded joints can fail when the old toilet is disconnected. We inspect the stack and supply pipes at the site visit, and any replacement is included in the fixed price before work starts.
Victorian floors are rarely level, and earlier plumbers may have notched the joists. Before we lay tiles or plan a wet room, we check the joists and level the floor with ply or boarding, so the tiles stay put and the shower drains properly.
Original or early floor tiles sometimes survive in older bathrooms. Where they are sound, we protect them and plan the room around them. Where some are damaged, we source matching reproduction tiles.

Renovating more than one bathroom? We price them together as one project, often working on two rooms at once so you’re never without a bathroom for long.
The biggest question with a new en suite is drainage. Waste needs to fall to the soil stack, so the distance from the stack and the direction of the floor joists decide where the toilet and shower can go. We confirm the drainage route at the site visit before the layout is designed.
Where gravity drainage isn’t possible, a macerator pump can carry waste to the stack. It’s a useful solution but not our first choice, as pumps need maintenance, and Building Regulations only allow a macerator WC where the home also has a toilet with normal gravity drainage.
A wet room needs the whole floor to fall gently to a drain and the whole room to be waterproofed. In a period house with timber floors, we check the joist depth and direction first, then build the fall into the floor rather than relying on a raised tray. In flats with concrete floors, a slightly raised floor or a linear drain is often the answer.
A loft shower room usually needs the soil stack extended upwards and a pump or pressurised system to deliver good water pressure at the top of the house. We plan it alongside the loft conversion, so the drainage, ceiling heights and shower position work together.
A beautiful shower is disappointing if the pressure is poor. Many Richmond houses still run on an old cold-water tank in the loft and a hot-water cylinder, which can give weak flow on upper floors. At the site visit, we test the pressure and look at your boiler and hot-water system. Depending on the house, the answer might be a shower pump, a combi boiler for smaller homes, or an unvented cylinder that delivers mains-pressure hot water to several bathrooms at once. Our Gas Safe engineers handle any boiler or cylinder work as part of the same project.
New and renovated bathrooms need an extractor fan that meets current ventilation standards, and electrical work in a bathroom must be installed and certified to the wiring regulations. Our NICEIC electricians certify all bathroom electrics, and you receive the certificate when the work is finished.
In a listed home, internal changes that affect historic fabric, such as removing walls, cutting into floors or altering original features, may need Listed Building Consent. We confirm the position at the site visit and choose finishes and fittings that suit the building.
Riverside apartments and converted mansion flats usually need the freeholder’s or managing agent’s approval for changes to drainage, floors or wet rooms. Some also have sound insulation rules. We prepare drawings and method statements to help you get approval quickly.
Older plaster, cast-iron stacks and uneven floors are common. Larger family homes often have two or three bathrooms, which we can renovate together.
Bathrooms are usually on upper floors with long soil-pipe runs, and many townhouses are listed, so fittings and finishes need to suit the building.
The construction is more straightforward, but we still board and tank every wet area as standard. Bathrooms here are often renovated as part of a wider refurbishment.
