Pimlico’s cream stucco terraces, from Eccleston Square to St George’s Square, only work if every house matches its neighbours. Westminster City Council’s conservation guidance reflects that, so repainting a Pimlico front is about getting the right colour and finish as much as the right preparation. We repair cracked and blown stucco and damaged mouldings, treat and repaint railings and balconies, and repaint in breathable masonry paint in the colour the terrace requires. Many Pimlico houses are now flats, so we can work with the freeholder or managing agent and show each flat’s share of the cost.
Georgian houses have different priorities. The brick stays bare. What gets painted is the stucco ground floor, the sash windows, the front door, the fanlight and the iron railings, and each needs the right system: breathable paint on stucco, oil primer and brush-applied gloss on timber, and rust treatment before primer on ironwork. Inside, we decorate panelled rooms, shutters, stone and timber staircases and fine cornicing, matching historic colours where the building calls for it.
The red brick mansion blocks around Victoria Street and Westminster Cathedral have tall ceilings, original joinery and building rules for contractors. We send the managing agent our insurance certificate and method statement, book and protect the lift, tell the porter when we’re arriving, and keep dust and noise inside your flat.
Much of Mayfair, St James’s and Marylebone is commercial, often inside listed period buildings. We decorate offices, shops, galleries, showrooms and restaurants in the evenings, overnight and at weekends so the business stays open. We use low-odour paints, protect desks, IT and stock, and leave every space clean and ready for the morning. Around Harrington Gardens and Collingham Gardens, South Kensington changes to tall gabled red brick houses with terracotta details. Here the brick and terracotta stay unpainted, and the work is on the painted timber: windows, doors, bays and balconies. We repair rotten timber before painting, use an oil-based primer on bare wood and finish by brush.
Many Georgian and Victorian ceilings in Westminster were finished in soft distemper, a chalky paint that modern emulsion cannot grip. That’s why ceilings in older houses so often flake and peel soon after being painted. We test ceilings before quoting. Where distemper is present, we wash it back to sound plaster before repainting, or use a breathable paint suited to the surface, so the new finish lasts.
Original lime plaster needs to breathe. A vinyl emulsion traps moisture and blisters within a year or two, so we use lime-compatible, breathable paints on original walls and keep modern emulsions for gypsum and plasterboard.
Panelling, shutters, doors and sash windows are cleaned, keyed and repaired before painting. Bare timber gets an oil-based primer, all joinery is finished by brush, and we paint sashes and shutters in stages so they still run and fold when we leave.
Old joinery and railings often carry lead paint from before the 1960s. We never dry-sand or burn it off. We use wet abrasion, dust control and safe disposal instead.
