A homeowner on Eaton Square called us in October. She had purchased a ground-floor apartment in a Grade II listed Georgian townhouse, one of the original Cubitt-built properties on Belgravia’s most significant garden square. The apartment had not been renovated since the 1980s. The bathroom had been fitted in that decade with white ceramic tiles from floor to ceiling, a corner shower enclosure in chrome and frosted glass, and a vanity unit in a shade of off-white that had been fashionable in 1987 and had not improved with age.

She wanted it completely renovated. New everything. We agreed. And before the strip out began, our team noticed something beneath the edge of the existing floor tiles.

A flash of colour. Deep terracotta and black. A geometric pattern. We lifted one floor tile carefully.

Beneath the 1980s ceramic was the original Victorian encaustic tile floor laid when the building was constructed in the 1840s and covered during the 1980s renovation without being removed or damaged. One hundred and eighty years old. In near-perfect condition. Waiting.

The homeowner’s first instinct was to proceed with the renovation as planned new bathroom, new floor, the encaustic tile covered again. We asked her to pause. The encaustic tile floor beneath the 1980s ceramic was not just a historic detail. It was a listed feature. The original Cubitt encaustic tile floors in the ground-floor apartments of Eaton Square are specifically referenced in the listing description of the building. Covering them without Listed Building Consent was not a decision the homeowner could make freely.

We applied for Listed Building Consent to restore rather than cover. The Royal Borough of Kensington and Chelsea’s conservation team was supportive of the restoration of an original listed feature, which is always viewed more favourably than concealment. Consent was granted within six weeks. Our team cleaned the encaustic tiles, removed the adhesive residue from forty years of ceramic covering, and revealed the original terracotta and black geometric pattern in full. Sealed with a specialist lime-compatible sealant. Protected from water ingress without altering appearance or listed status.

The new bathroom was designed around the restored tile floor. Wall tiles chosen to complement the encaustic geometry. Sanitaryware in a classic specification appropriate for the period of the building. Lighting to illuminate the floor.

The bathroom, which the homeowner had planned to tile over, became the most significant room in the apartment.

One hundred and eighty years old. And better than anything we could have specified instead.

The Eaton Square apartment had been marketed as a renovation project, a Georgian ground-floor apartment in one of Belgravia’s finest garden square buildings, requiring full updating throughout.

The vendor had disclosed that the property had not been renovated since the 1980s. The bathroom was clearly the priority, small, dark, dated, and entirely without the character appropriate for a property at this address and this price point.

Our site visit assessment had identified the bathroom as a standard Belgravia listed building renovation. The listing conditions were assessed before the visit, the consent position confirmed as not requiring Listed Building Consent for the proposed internal bathroom renovation, and the specification was discussed with the homeowner in the context of what was appropriate for a Grade II listed Georgian apartment on Eaton Square. The brief was agreed. The products were selected. The programme was confirmed.

What changed everything was not discovered at the site visit stage because it could not have been. The original encaustic tile floor was invisible beneath the 1980s ceramic. Its existence was known from the building’s listing description, which specifically referenced original encaustic tile floors in ground-floor apartments, but its condition was unknown, and its presence in this specific apartment was unconfirmed until the first-floor tile was lifted carefully at the start of the strip-out.

The decision our team made at that moment to stop, investigate, and report back to the homeowner before continuing is the decision that made the difference between a bathroom renovation that buried a 180-year-old listed feature for the second time and one that restored it permanently. A contractor without listed building knowledge would have continued the strip out. The ceramic tiles would have been removed, taking the encaustic tiles beneath them with them, damaged or destroyed in the process of what would have appeared to be a routine strip out.

We stopped. We reported. We proposed.

Encaustic tiles, the Victorian geometric floor tiles made from unglazed clay inlaid with coloured patterns before firing, are among the most significant original features of Belgravia’s Cubitt-built properties. Thomas Cubitt, who developed the majority of Belgravia’s principal streets and squares between the 1820s and the 1850s, specified encaustic tiles in the entrance halls and ground-floor rooms of his most significant buildings as a mark of quality appropriate to the area’s intended market, the wealthiest families in Victorian London.

The survival of original Cubitt encaustic tiles in Belgravia properties is relatively rare. Decades of renovation activity have removed or covered the majority, which is precisely why the tiles that survive are specifically listed and specifically protected. The Royal Borough of Kensington and Chelsea’s conservation team identifies original Cubitt encaustic floors in listing descriptions because their loss would be irreversible, and their significance to the character of Belgravia’s listed building stock is substantial.

The Eaton Square apartment’s listing description specifically referenced the original encaustic tile floor in the ground-floor apartment. The homeowner had read the listing description. But she had not known the tiles were present in this specific apartment beneath the 1980s ceramic, and without knowing they were present, it had not occurred to her that the bathroom renovation might require consent that the standard internal bathroom renovation does not.

This is the specific knowledge gap that makes Belgravia bathroom renovation different from bathroom renovation in unlisted properties, and that assesses listing conditions before strip out begins, not optional but essential.

The Listed Building Consent application for the Eaton Square encaustic tile restoration was prepared by our team in the week following the discovery. The application described the existing condition of the tiles, the proposed restoration method, including the specialist lime-compatible sealant to be used, and the integration of the restored floor into the new bathroom specification.

Applications for Listed Building Consent to restore original features as distinct from applications to remove or alter them, are assessed favourably by the Royal Borough of Kensington and Chelsea’s conservation team in almost all cases. The conservation team’s primary concern is the preservation of the original listed fabric. A restoration application that proposes to clean, repair, and preserve an original encaustic tile floor in a Belgravia listed building is precisely the type of application the consent process is designed to facilitate.

Consent was granted in six weeks, the standard determination period for straightforward listed building applications. The bathroom renovation programme was adjusted to accommodate the consent period. Other preparatory work on the apartment’s other rooms continued during the consent period, so that the bathroom renovation could proceed immediately on consent being granted.

The consent process added six weeks to the programme. It added the cost of the application preparation, included within our fixed price as a standard element of listed building bathroom renovation projects in Belgravia. And it produced a result that restored the encaustic floor as the centrepiece of the new bathroom that no amount of new tile specification could have matched.

The encaustic tile restoration process took three days. Day one: careful removal of remaining 1980s ceramic tiles using hand tools to avoid damage to the encaustic surface below. Day two cleaning of the encaustic surface using a specialist pH-neutral cleaner appropriate for encaustic tiles, removal of adhesive residue from the tile faces, and inspection of the tile condition across the full floor area. Day three application of specialist lime-compatible penetrating sealant in two coats, allowing full penetration and cure between coats.

The restored floor covered the full bathroom area, approximately 4.2 square metres of original terracotta and black geometric encaustic tile in the pattern original to the Cubitt specification. The pattern was in excellent condition beneath the ceramic, protected from light, traffic, and the moisture that would have damaged an exposed encaustic floor over forty years of bathroom use.

The new bathroom specification was designed around the restored floor. Wall tiles in a simple white metro format chosen for their neutrality, their period-appropriate character, and their ability to allow the encaustic floor to read as the primary design element of the room. New sanitaryware in a classic specification, close-coupled WC, pedestal basin, roll-top bath in a white finish with chrome fittings. New lighting, wall-mounted chrome fittings at basin level and ceiling-recessed downlights positioned to illuminate the tile pattern.

The bathroom that the homeowner had planned to renovate with new floor tiles became a room that estate agents, interior designers, and visiting friends consistently identify as the most remarkable feature of the apartment.

The Royal Borough of Kensington and Chelsea’s conservation team cited the project as an exemplary example of original feature restoration in a Belgravia listed building.

One hundred and eighty years old. And better than anything we could have specified instead.

Complete bathroom renovation across Belgravia SW1, covering every stage from listed building consent assessment through to final handover. Gas Safe plumbing, NICEIC electrics, lime plaster repair, tiling, original feature restoration where applicable, fixture supply, and second fix, all delivered by our in-house team. One fixed price. One team. No subcontractors.

Our complete bathroom renovation Belgravia service begins with a site visit that includes assessment of the listing conditions specific to the property, not the generic listing conditions for Belgravia as a conservation area, but the specific conditions attaching to the individual building and the specific apartment or room within it. This assessment determines what is present, what is listed, what requires consent, and what the renovation can proceed with without application. It is the assessment that would have been impossible at the Eaton Square apartment because the encaustic tiles were invisible until the strip out began, but the assessment that made the critical difference between destroying a listed feature and restoring it.

Listed building bathroom renovation in Belgravia Grade I, Grade II*, and Grade II listed properties across Eaton Square, Chester Square, Belgrave Square, and the surrounding streets. Every listed building bathroom renovation in Belgravia begins with a listing condition assessment identifying every original feature that may be present, confirming the consent position for the proposed renovation, and establishing the correct approach before any work begins.

Listed Building Consent for bathroom renovation in Belgravia is required in a wider range of circumstances than in Chelsea or Knightsbridge, because Belgravia’s Georgian townhouses carry listing conditions that are more extensive and more specific than most residential listed buildings elsewhere in London. Original floors, original plaster, original joinery, and original sanitary fittings, where they survive, are all potentially listed elements that require consent before alteration, covering, or removal. We assess every one of these elements at the site visit stage.

[H3] Original Feature Restoration Belgravia From £2,500 for restoration within renovation scope

Original feature restoration as an integrated element of bathroom renovation in Belgravia includes encaustic tile cleaning, repair, and sealing, lime plaster restoration, original timber floor repair, and period joinery reinstatement where required by listing conditions or by the homeowner’s preference.

Original feature restoration in a Belgravia bathroom is not always the result of an unexpected discovery. In many Belgravia listed buildings, the homeowner knows that original features are present, wide-board timber floors beneath later coverings, original plaster cornicing above later ceiling boards, and original sanitary fittings of sufficient quality to be worth restoring rather than replacing. Our original feature restoration service assesses every element, advises on what is worth restoring versus what is beyond restoration, and carries out the restoration work within the bathroom renovation programme rather than as a separate preliminary contract.

Master bathroom renovation for Belgravia properties, where the principal bathroom is the statement room that the property’s market position demands. Master bathroom renovation in Belgravia typically involves larger floor areas, higher-specification sanitaryware, bespoke or period-appropriate vanity furniture, and tile specifications that reflect the quality of the property and its Belgravia address.

Belgravia master bathroom renovation requires specific consideration of the listed building context. The sanitaryware specification must be appropriate for the period of the building as well as the contemporary market, the tile specification must respect the character of the listed building, and any original features present in the principal bathroom must be assessed before the specification is finalised.

En suite bathroom renovation in Belgravia from compact secondary en-suites in Georgian townhouse bedrooms to larger en-suites in principal bedroom suites of Belgravia’s grandest listed properties. En suite renovation in Belgravia listed buildings requires the same listing condition assessment as any bathroom renovation, because even a small secondary en suite may contain original features that are specifically listed and require consent before alteration.

Georgian townhouse bathroom renovation in Belgravia, the defining property type of the area and the most demanding bathroom renovation specification in our service area. Georgian townhouses on Eaton Square, Chester Square, and Belgrave Square were built to the highest domestic standard of the Regency and early Victorian period and their bathrooms, when renovated correctly, should reflect that standard.

Georgian townhouse bathroom renovation in Belgravia requires specific knowledge of the building fabric, lime plaster on lath in many properties rather than the gypsum plaster of later construction, timber floor structures of varying condition and specification, and original sanitary plumbing configurations that reflect ad hoc installation over 180 years, rather than a coherent planned system. Our team understands this building fabric because we work in these properties regularly.

Wetroom installation in Belgravia listed buildings with specific expertise in the approaches required when conventional wetroom construction conflicts with the listed building fabric. A standard wetroom requires a recessed floor drain set into the floor structure, which in a Belgravia listed building with original timber floors may not be possible without Listed Building Consent and structural assessment. We assess the feasibility of wetroom installation within the specific listed building constraints of each Belgravia property at the site visit stage and advise on the correct approach before any specification is confirmed.

Bathroom refurbishment for Belgravia properties where the existing layout and major sanitaryware are retained and the renovation focus is on refreshing the finish, retiling, new taps and accessories, updated lighting, and improved storage. Bathroom refurbishment in a Belgravia listed building still requires listing condition assessment because retiling in a listed bathroom may require consent if original tile or original plaster is present beneath the existing surface.

What Is Included in Our Bathroom Renovation Belgravia Service

Assessment of the listing conditions specific to the property before any work begins, identifying every original feature that may be present, confirming what requires Listed Building Consent, and establishing the correct approach. This assessment is carried out at the free site visit for every bathroom renovation Belgravia project, not as an additional service but as the essential first stage of any work in a Belgravia listed building. Where consent is required, we prepare the application and manage the process with the Royal Borough of Kensington and Chelsea’s conservation team.

Before the stripping out begins, our team assesses every surface for evidence of original features beneath later coverings, lifting edge tiles carefully to check for original floors, tapping walls to identify hollow areas that may indicate original plaster beneath boarding, and reviewing the listing description against what is visible in the existing bathroom to identify features that may be present but not visible.

The Eaton Square encaustic tile floor was discovered because our team lifted one tile at the edge of the floor before the strip-out began. Most contractors would have begun the strip out and discovered or destroyed the tiles during the process. We check before we strip. Always.

All plumbing by our Gas Safe registered plumbers, relocating or extending water supplies to new positions, installing new waste connections, connecting all sanitaryware. In Belgravia, listed buildings, plumbing relocation must be carefully routed to avoid damage to the original building fabric. Running new pipes through original lime plaster walls requires specific techniques that protect the plaster during installation. Our Gas Safe plumbers understand these constraints because they work in Belgravia listed buildings regularly.

All electrical work by our NICEIC-approved electricians includes new lighting circuits, extraction fan wiring, and shaver socket installation. In Belgravia, listed buildings’ electrical installation must be routed with minimal impact on original fabric surface conduit rather than chased channels where original plaster must be preserved, and careful specification of light fittings appropriate for the period character of the building. Part P notification completed by our NICEIC-approved team. Certificate issued at handover.

Lime plaster repair and reinstatement by our in-house plastering team the specific skill that distinguishes listed building renovation from standard renovation. Gypsum plaster applied over original lime plaster causes the lime beneath to fail. The moisture exchange between the two materials creates a zone of instability that leads to plaster detachment within five to ten years. In a Belgravia listed bathroom where original lime plaster is present, it must be repaired with lime, not gypsum, and the specification of the lime mix must be appropriate for the original plaster condition and the bathroom environment.

Our plasterers carry out lime plaster repair as a standard element of Belgravia-listed building bathroom renovation, specifying the correct hydraulic lime mix for each application, applying in the correct number of coats, and achieving a finish that is indistinguishable from the original plaster surface.

For Belgravia homeowners who want a contemporary lime-based finish rather than traditional tiling, tadelakt is the premium alternative. Naturally waterproof. Seamless. No grout lines. No synthetic sealant. No periodic resealing required. Tadelakt is a traditional Moroccan lime plaster burnished with a river stone while still green to create a waterproof membrane, then sealed with black soap.

The result is a surface that looks and feels unlike anything tiling can produce, smooth, warm, and distinctly handmade. In a Belgravia Georgian townhouse, tadelakt is not just a design choice. It is a material choice that is specifically compatible with the lime plaster substrate of the original building fabric, unlike microcement and synthetic plaster alternatives, which are not compatible with lime plaster walls and will cause the substrate to fail within three to five years.

Our tadelakt specialists apply the complete process in-house: scratch coat, float coat, finish coat, river stone burnishing, and black soap sealing. Every stage was carried out correctly. Every surface is waterproof and ready to last twenty years. Available for shower enclosures, wetrooms, full bathroom walls, and basin surrounds across Belgravia SW1. For the complete tadelakt service, see our dedicated Tadelakt Bathroom London page.

Specialist encaustic tile cleaning, repair, and sealing process demonstrated on the Eaton Square bathroom and applied to every Belgravia renovation where original encaustic tiles are present. Cleaning with pH-neutral specialist cleaners that remove later adhesive residue without damaging the encaustic surface. Repair of individual damaged tiles using period-appropriate replacement tiles where available. Sealing with specialist lime-compatible penetrating sealant that protects the tile from water ingress in a bathroom environment without altering its appearance or its listed status.

Waterproofing of all wet zones appropriate to the listed building context, tanking systems compatible with the lime plaster substrate, applied without damaging original wall fabric, and specified to provide effective water protection without creating the moisture-trapping conditions that cause lime plaster to fail behind impermeable membranes. Waterproofing in Belgravia listed bathrooms is a more nuanced exercise than in modern unlisted bathrooms, and the specification must be correct for both the waterproofing requirement and the listed building context.

Wall and floor tiling by our in-house tiling team with tile specifications appropriate for the Belgravia listed building context. New tiles in a Belgravia listed bathroom should complement rather than compete with original features. The Eaton Square bathroom used simple white metro tiles specifically because they allowed the encaustic floor to dominate. We advise on tile specification appropriate for the listed building context at the design consultation stage of every Belgravia bathroom renovation project.

Sanitaryware specification appropriate for the period and market position of the Belgravia property, classic formats such as close-coupled WCs, pedestal basins, and roll-top baths for Georgian townhouses where the listed building context demands period-appropriate choices, and contemporary high-specification sanitaryware for Belgravia properties where the interior direction is contemporary within a listed building context. We advise on sanitaryware appropriate for the specific property at the design consultation.

Bathroom Renovation Costs Belgravia

A small bathroom renovation in Belgravia, floor area up to approximately 4 square metres, walk-in shower replacing the existing bath, full retile, new vanity unit and basin, new WC, and standard to mid-range specification typically costs between £8,000 and £12,000. Listed building bathroom renovation in Belgravia sits at the upper end of equivalent Chelsea ranges, reflecting the additional consent management, lime plaster work, and original feature assessment that listed building renovation requires.

A standard bathroom renovation in Belgravia, floor area 5 to 8 square metres, new layout, Gas Safe plumbing relocation, NICEIC electrical work, lime plaster repair, tiling, and sanitaryware at mid to upper range specification: typically £12,000 to £22,000. Where Listed Building Consent is required, the pre-start programme adds six to eight weeks, and the consent application cost is included within the fixed price.

A master bathroom renovation in Belgravia, floor area 8 square metres and above, the principal bathroom of a Belgravia Georgian townhouse or significant listed apartment, with specification appropriate for the property’s market position: typically £18,000 to £45,000. At the upper end, bespoke period-appropriate vanity furniture, natural stone tiling, designer sanitaryware in a classic format, and original feature restoration, the specification reflects the quality of the property and its Belgravia address.

The five factors that most significantly affect bathroom renovation cost in Belgravia are the listed building consent requirement where consent is needed the pre-start programme adds time and the application preparation adds cost; the original feature assessment and restoration encaustic tile restoration or lime plaster repair adds £2,500 to £8,000 to the renovation cost depending on the extent of the work; the sanitaryware specification the range from mid-range to bespoke period-appropriate is wide; the tile specification natural stone in a Belgravia bathroom adds significantly more than ceramic; and whether plumbing relocation is required for the new layout. Our free site visit establishes all five variables before any fixed price is quoted.

Bathroom Renovation in Chelsea Period Properties

Grade I listed buildings in Belgravia are the most significant category of listed buildings, covering buildings of exceptional interest, which carry the most extensive listing conditions and require the most careful assessment before any bathroom renovation proceeds. Grade I listed buildings in Belgravia include some of the principal properties on the major garden squares buildings where every element of the original fabric is specifically protected and where Listed Building Consent is required for almost any internal work that affects original features.

Bathroom renovation in a Grade I listed Belgravia building requires pre-application consultation with the Royal Borough of Kensington and Chelsea’s conservation team before any application is submitted to establish the conservation team’s position on the proposed works and to agree the specification in principle before committing to a formal application. Our team manages this pre-application consultation process as a standard element of Grade I listed bathroom renovation projects in Belgravia.

Grade II listed buildings account for the majority of Belgravia’s listed residential stock, the terraced townhouses on the principal streets and squares that form the character of the area. Grade II listed bathroom renovation in Belgravia requires Listed Building Consent for works that affect original features, original floors, original plaster, original joinery, but can, in many cases, proceed without consent for works that do not affect original fabric and do not alter the character of the listed building.

We assess the consent position for every Grade II listed bathroom renovation Belgravia project at the site visit stage, confirming what requires consent and what can proceed without application before any specification decisions are made. Where consent is required, we prepare and manage the application. Where consent is not required, we confirm this in writing before work begins.

Georgian townhouse bathrooms in Belgravia present a consistent set of characteristics that define the renovation challenge and that distinguish Belgravia bathroom renovation from bathroom renovation in any other London postcode. Original lime plaster on lath walls requiring lime repair rather than gypsum. Original timber floors of varying condition. Original joinery skirtings, architraves, and window boards that may be specifically listed and that must be protected during the renovation and reinstated where damaged. And the possibility of original features beneath later coverings, encaustic tiles, wide-board floors, and original sanitary fittings that are present but invisible until the strip out begins.

Our Georgian townhouse bathroom renovation Belgravia service addresses every one of these characteristics as standard because we work in these buildings every week, and the characteristics are consistent across the Cubitt-built stock.

Belgravia mansion blocks the apartment buildings on the streets surrounding the principal garden squares, presenting a combination of listed building requirements and the concrete construction, acoustic underlay, and management company consent requirements typical of Knightsbridge mansion blocks. Bathroom renovation in a Belgravia mansion block, therefore, requires both the listed building assessment appropriate for a Belgravia listed building and the management company and structural assessment appropriate for a mansion block property.

Our team manages both sets of requirements listed building consent, where required by the listing conditions, and management company notification, where required by the lease, as a standard element of every Belgravia mansion block bathroom renovation project.

Belgravia is entirely within the Belgravia Conservation Area, meaning that external works associated with bathroom renovation, such as extraction vent terminals on street-facing elevations, require planning consent rather than proceeding under permitted development. We assess the planning position for all external works at the site visit stage for every Belgravia bathroom renovation and manage planning applications where consent is required.

Why Choose Our Bathroom Renovation Belgravia Service

We carry out bathroom renovation in listed buildings across Belgravia, Chelsea, and Knightsbridge every week, understanding the specific consent requirements of each listing, the specific features protected in each building, and the specific techniques required to work correctly within the original listed building fabric. The Eaton Square encaustic tile restoration is not an exceptional project. It is an example of the knowledge we bring to every Belgravia bathroom renovation as standard.

We assess every Belgravia bathroom for original features before the strip out begins, lifting edge tiles, tapping walls, and reviewing listing descriptions against what is visible. This assessment takes thirty minutes. It prevented the destruction of a 180-year-old encaustic tile floor on Eaton Square. It is the assessment that every Belgravia-listed building bathroom renovation deserves and that not every contractor provides.

Our plasterers carry out lime plaster repair and reinstatement as a standard element of Belgravia listed building bathroom renovation, not as a specialist sub-contract that adds cost and programme time. Lime plaster in the house means the correct specification is applied correctly without the programme gap of waiting for a specialist subcontractor.

FAQ: Have Questions?

Guttering Chelsea - Frequently Asked Questions

How much does a bathroom renovation cost in Belgravia?

Bathroom renovation in Belgravia costs from £8,000 for a small bathroom renovation to £45,000 and above for a large master bathroom with listed building consent management and original feature restoration. A standard complete bathroom renovation typically costs between £12,000 and £22,000. Listed building projects sit at the upper end of equivalent Chelsea ranges. Free site visit and fixed-price written quotation including consent assessment. Call 020 7129 7418.

It depends on the specific works proposed and the listing conditions of the specific property. Internal bathroom renovation that does not affect original features typically does not require Listed Building Consent. Works that affect original floors, original plaster, original joinery, or original sanitary fittings may require consent. We assess the consent position for every Belgravia bathroom renovation at the site visit stage and advise before any quotation is accepted. Call 020 7129 7418.

Yes. We specialise in encaustic tile cleaning, repair, and sealing in Belgravia listed buildings. The Eaton Square bathroom restoration, where original Victorian encaustic tiles were discovered beneath 1980s ceramic and restored as the centrepiece of the new bathroom, is the defining example of our original feature restoration capability. Where original tiles are present, we assess their condition and advise on whether restoration is the correct approach. Call 020 7129 7418.

Lime plaster is the original wall plaster used in Georgian and Victorian buildings, including the majority of Belgravia’s listed townhouses. It must be repaired with lime rather than gypsum because gypsum applied over lime causes the lime beneath to fail, leading to plaster detachment within five to ten years. In a Belgravia listed bathroom where original lime plaster is present, our team carries out lime plaster repair in-house, correctly specified and correctly applied. Call 020 7129 7418.

A standard bathroom renovation without Listed Building Consent takes eight to twelve working days from strip out to handover. Where Listed Building Consent is required, the pre-start programme adds six to eight weeks for the consent application and determination. Original feature restoration adds two to three days to the installation programme. All timelines confirmed in the fixed price quotation. Call 020 7129 7418.

No. All trades are our direct employees: Gas Safe plumbers, NICEIC electricians, tilers, and lime plaster plasterers, all employed by Chelsea Property Renovation & Maintenance Ltd. No subcontractors. No coordination between separate companies. One team. One fixed price. Call 020 7129 7418.

Yes. Grade I listed bathroom renovation in Belgravia requires pre-application consultation with the Royal Borough of Kensington and Chelsea’s conservation team before any formal application is submitted. We manage this process by establishing the conservation team’s position on the proposed works and agreeing the specification in principle before committing to a formal application. All Grade I listed bathroom renovation work is specified to comply with the consent conditions. Call 020 7129 7418.

Sanitaryware in a classic format appropriate for the period of the building, close-coupled WC, pedestal basin, roll-top bath for Georgian properties. Tile specification that complements rather than competes with original features. Wall tiles in neutral formats that allow original floors and plaster to read as the primary design elements. Lighting appropriate for the period character. We advise on specifications at the design consultation for every Belgravia bathroom renovation. Call 020 7129 7418.

Internal bathroom renovation does not require planning permission. External works extraction vents on street-facing elevations may require planning consent in the Belgravia Conservation Area. Listed Building Consent may be required for works affecting original features. We advise on every consent requirement at the site visit stage and manage all applications. Call 020 7129 7418.

The key questions when choosing a bathroom renovation company in Belgravia are: do they carry out listed building consent assessment before work begins, do they assess for original features before stripping out starts, do they have lime plaster capability in-house, and is their price genuinely fixed, including consent application costs? A company without listed building knowledge will not know to check for encaustic tiles before the strip out destroys them. Call 020 7129 7418.

Yes. Bathroom renovation consistently adds significant value in the Belgravia market, where buyers expect the bathroom specification to reflect the quality of the property and its address. Original feature restoration adds additional value to a Belgravia bathroom with restored Victorian encaustic tiles, which commands a premium that a new tile specification cannot match. The Eaton Square bathroom was the most admired feature of the apartment at resale. Call 020 7129 7418.

Yes. All bathroom renovation Belgravia work is guaranteed for 12 months from completion. NICEIC certificate issued. Gas Safe completion notice issued. Listed Building Consent documentation provided. All manufacturer warranties at handover. All documentation required for building insurance, lease compliance, and resale is provided on handover day. Call 020 7129 7418.
