A property developer called us in March. He was completing a full renovation of a five-floor Georgian townhouse in Mayfair, converting it from four apartments back into a single dwelling for the first time in forty years. Every floor. Every room. Five floors of flooring decisions across a property worth £7 million on completion.

He had obtained five separate quotes from five separate flooring companies. One for carpet. One for engineered wood. One for natural seagrass. One for LVT. One for the bespoke rugs he wanted in the principal reception rooms.

Five quotes. Five companies. Five installation schedules to coordinate across a renovation programme that already had twelve other contractors on site.

His project manager suggested running the flooring through the main contractor, a single quote covering everything. The main contractor came back with a comprehensive flooring quote for the complete specification across all five floors. £47,000 above the sum of the five individual specialist quotes.

The main contractor’s margin on subcontracted flooring: 27%. On a £175,000 flooring package, that margin is £47,250 paid by the developer for the privilege of not having to coordinate five flooring companies himself. Which he was going to have to do anyway because the main contractor was subcontracting the structural work, the plumbing, and the electrics, too. The coordination problem was not being solved. It was being charged for.

He called us. We quoted the complete Mayfair townhouse flooring package — engineered herringbone in all five reception rooms, wool carpet in all six bedrooms, natural seagrass on all three staircases and landings, Amtico LVT in the kitchen and utility areas, and custom hand-knotted wool rugs in the two principal reception rooms specified to the exact dimensions and colour palette of each room.

One quote. One fixed price. One installation team. Coordinated within the renovation programme as the final stage of each floor’s renovation, with no separate installation schedule to manage.

£128,000 for the complete flooring package. £47,000 less than the main contractor’s subcontracted quote for the same specification.

The savings paid for the custom rugs. And left £29,000 to spare.

The Mayfair Townhouse - Five Flooring Types, One Company, £47,000 Saved.

Flooring Chelsea

The Mayfair developer’s instinct to run the flooring through his main contractor was entirely reasonable. A single point of contact. A single invoice. A single company is responsible for the complete flooring package. In principle, this is a sensible approach to managing a complex multi-product flooring specification across a five-floor London renovation.

The problem with the main contractor model for flooring and the reason it costs £47,000 more than the direct route, is structural. Main contractors who offer a complete flooring package do not employ flooring specialists. They employ project managers who subcontract to flooring specialists. The carpet comes from a carpet specialist. The engineered wood comes from a wood flooring specialist. The seagrass comes from a natural flooring specialist. The LVT comes from an LVT installer. The rugs come from a rug supplier. Five specialist companies, the same five companies whose individual quotes the developer had already obtained, plus the main contractor’s management margin on top of each one.

The developer was not getting a single point of contact by running the flooring through the main contractor. He was getting a single invoice with a 27% premium that obscured the five separate companies behind it. The coordination problem remained. The main contractor would still be managing five separate flooring installation schedules, five separate deliveries, and five separate quality standards. The developer would simply not see it happening until it went wrong.

The Mayfair townhouse flooring specification is not unusual for a significant London period property renovation; it is the standard specification for any London Georgian or Victorian townhouse where the renovation is being done correctly, and the property’s market position demands a quality of finish appropriate to its value and location.

Ground floor reception rooms require the most considered flooring specification because they are the rooms visitors see first, and buyers assess most critically. Engineered herringbone in a Georgian townhouse reception room is not an aspiration. It is the standard. Original Georgian townhouses on the principal streets of Mayfair, Belgravia, and Chelsea were floored in herringbone parquet wide-board oak laid in the V-pattern that has defined the London premium property aesthetic for 200 years. A renovation that reinstates this floor is not adding a feature. It is restoring what was always there.

Upper floor bedrooms require wool carpet, the natural fibre choice that the London premium residential market has specified for bedroom floors since the Victorian period. Wool carpet in a bedroom at this market level is specified for its warmth, its durability, its natural fire resistance, and its underfoot quality, not because it is the most affordable option. It is not. It is the correct option.

Staircases and landings require natural fibre seagrass or sisal for the abrasion resistance and natural character that the period property environment demands. Natural seagrass on a London Georgian townhouse staircase is a detail that estate agents and buyers in the Mayfair and Chelsea market recognise immediately as a quality signal.

Service areas, kitchen, utility, and boot room require LVT. Water resistant. Underfloor heating compatible. Available in formats and finishes that complement the natural materials used in the principal rooms without attempting to replicate them.

And the principal reception rooms require something that no other flooring type provides: a custom rug that is the right size, the right construction, and the right colour for the specific room in which it will sit. An off-the-shelf rug in a Mayfair Georgian townhouse reception room is the wrong rug. A custom rug specified for the room is the right rug. The difference is visible from across the room.

One Quote. One Team. One Programme.

When we quoted the Mayfair townhouse flooring package, the first stage was a full site visit measuring every room on every floor, assessing the substrate condition at each level, confirming the underfloor heating specification in the kitchen and utility areas, and reviewing the colour palette and material specification of the renovation to ensure every flooring choice was consistent with the overall design direction.

The substrate assessment revealed one issue that the developer’s other flooring quotes had not addressed: the new concrete screed on the ground floor had been recently poured and was not yet at the moisture content required for engineered wood installation. Two of the five original specialist quotes had not mentioned this. The other three had assumed it would be dry by the time their installation slot arrived. None of them had tested it. We tested it. We confirmed the additional drying time required and built it into the installation programme with the engineered wood installation scheduled at the point when the screed would be ready, rather than at the point when an installer happened to be available.

The installation programme was coordinated with the renovation schedule across all five floors. Flooring was installed as the final stage of each floor’s programme, with the installation team sequenced floor by floor so that the renovation programme was not disrupted and the flooring was not exposed to damage from subsequent trade activity on floors above.

One project manager. One installation team supplying and fitting all five flooring types. One fixed price that covered every room, every substrate assessment, every product, and every installation detail from the herringbone setting-out geometry to the custom rug dimensions and specification.

The Savings That Paid for the Custom Rugs

The £47,000 saving against the main contractor’s subcontracted quote was not the result of lower product quality; both quotes specified the same products at the same specification. It was the result of eliminating the main contractor’s coordination margin from a flooring package that did not require a main contractor to coordinate.

The two custom rugs for the principal reception rooms, hand-knotted wool, specified to the exact room dimensions and the colour palette of each room, cost £18,500. The saving versus the main contractor’s quote was £47,000. The developer had the rugs he wanted, the floors he wanted, and £28,500 he had not expected to keep.

He has called us for every subsequent London renovation project. The referrals from the Mayfair townhouse project alone have produced four further London flooring commissions. None of them went through a main contractor.

Wool Carpet London

Wool carpet supply and fitting across London, the natural fibre choice for bedrooms, landings, and stairs in London period properties, from Georgian townhouses in Mayfair and Belgravia to Victorian terraces in Chelsea and South Kensington to Edwardian mansion blocks in Kensington and Knightsbridge.

Wool carpet is the correct specification for London premium residential properties at this market level, not because it is the most affordable carpet option, but because it is the most appropriate. Wool is naturally warm, naturally fire-resistant, naturally durable, and naturally comfortable underfoot in a way that synthetic carpet alternatives do not replicate. The longevity of a quality wool carpet, fifteen to twenty-five years in a well-maintained London property, also means the cost per year of use is often lower than a cheaper synthetic carpet replaced every eight to ten years.

Our wool carpet range covers every specification from classic loop pile appropriate for a Belgravia listed bedroom to contemporary cut pile appropriate for a Chelsea conversion master bedroom. All supplied and fitted by our in-house team, gripper rod, quality underlay, stair nosings, threshold bars, and all finishing details included within the fixed price.

From £45 per square metre supply and fit.

Engineered Wood Flooring London

Engineered wood flooring is the most widely specified hard flooring in London, period property reception rooms and the product that combines real wood appearance with the dimensional stability required by London’s varied property types and substrates.

The distinction between engineered wood and solid hardwood matters in London. Solid hardwood is not recommended for London ground floors where concrete screeds, particularly recently poured screeds in renovation properties, carry moisture levels that cause solid hardwood to cup, gap, and structurally fail.

The Mayfair townhouse required additional drying time before engineered wood installation could proceed, a fact established by substrate moisture testing that two of the five original specialist quotes had not carried out. Engineered wood, with its plywood substrate, is significantly more tolerant of residual moisture variation than solid hardwood. It is the correct choice for London ground floors.

Our engineered wood range includes straight-lay plank formats in oak, walnut, and other species, and herringbone and chevron patterns appropriate for London period property reception rooms. All supplied and fitted by our in-house team, with substrate assessment and moisture testing included.

From £65 per square metre supply and fit.

Herringbone Flooring London

Herringbone flooring supply and fitting across London, the defining hard flooring choice for London Georgian and Victorian period property reception rooms, and the product most consistently associated with the premium London residential market.

Herringbone flooring in a London period property reception room is not a contemporary design trend. It is a restoration, the reinstatement of the original floor pattern that Georgian and Victorian builders specified for the principal rooms of London’s most significant domestic buildings.

The Mayfair townhouse’s five reception rooms were floored in engineered herringbone specifically because herringbone parquet was the original floor in those rooms and because the renovation was designed to restore the property to the standard it was built to, rather than impose a contemporary aesthetic on a Georgian structure.

The installation quality of herringbone flooring matters more than the installation quality of any other flooring type because the pattern is geometric and precise, and any deviation from the correct geometry is visible across the full floor. We set out every herringbone floor from the centre of the room, work to the geometry of the specific space, and produce a herringbone floor that is correct in both pattern and proportion.

From £85 per square metre supply and fit.

Natural Seagrass and Sisal London

flooring Chelsea

Natural seagrass and sisal carpet supply and fitting across London, the natural fibre flooring choices for London period property staircases, landings, and hallways, where abrasion resistance, natural character, and period-appropriate material specification are the primary requirements.

Seagrass on a London Georgian or Victorian staircase is a material choice that the London premium property market recognises immediately. It is the staircase floor covering of the Chelsea, Mayfair, and Belgravia market, naturally stain-resistant, naturally durable, and naturally complementary to the period joinery and painted walls of a well-renovated London period property. The Mayfair townhouse’s three staircases were specified in natural seagrass, a choice that the developer’s interior designer had specified from the outset as the only appropriate material for the staircase environment.

Sisal is the more robust alternative, a harder fibre, coarser weave, higher abrasion resistance, appropriate for high-traffic hallways and entrances where seagrass’s slightly softer character is a disadvantage.

Both supplied and fitted by our in-house team with quality underlay and gripper rod included.

From £35 per square metre supply and fit.

Luxury Vinyl Tiles London

Luxury vinyl tile and luxury vinyl plank flooring supply and fitting across London, the premium practical flooring solution for London kitchens, bathrooms, utility areas, and commercial spaces where water resistance, underfloor heating compatibility, and low maintenance are the primary requirements.

LVT at the Amtico and Karndean specification level is not vinyl flooring in the generic sense. It is a precision-engineered, dimensionally stable, water-resistant floor covering available in formats and finishes that are genuinely difficult to distinguish from natural stone or wood and that performs significantly better than natural materials in the specific conditions of a London kitchen floor where water, heat, and heavy use are the daily reality.

The Mayfair townhouse kitchen and utility areas were specified in Amtico stone-effect LVT, a choice that complemented the natural stone used in the reception rooms above, while providing the water resistance and ease of maintenance that the kitchen environment demands. Substrate assessed and installation confirmed compatible with the underfloor heating system before any product was ordered.

From £55 per square metre supply and fit.

flooring Chelsea

Laminate Flooring London

Laminate flooring supply and fitting across London, the durable, cost-effective choice for London letting properties, commercial spaces, and renovation projects where value, durability, and ease of maintenance take priority over natural material specification.

London’s vast rental property market, with Chelsea flats, Knightsbridge apartments, and South Kensington conversions, creates consistent demand for flooring that performs well, presents attractively, and can be replaced cost-effectively at the end of a tenancy. Laminate flooring at a good specification delivers all three and at a cost per square metre that allows a full property flooring replacement between tenancies without significant capital expenditure.

Our laminate range covers 8mm standard laminate through to 12mm premium laminate with realistic wood texture supplied and fitted across London, with substrate assessment and installation to the correct specification for each property type.

From £30 per square metre supply and fit.

Vinyl Flooring London

Vinyl flooring supply and fitting across London, the fully water-resistant flooring solution for London kitchens, bathrooms, utility rooms, and commercial spaces where LVT specification is not required but water resistance, durability, and ease of maintenance are essential.

Sheet vinyl and vinyl tile in stone-effect, wood-effect, and contemporary patterns supplied and fitted by our in-house team across London. For commercial spaces, including Chelsea and Central London offices, reception areas, and retail environments, vinyl flooring provides the water resistance and durability required at a cost appropriate for a commercial fit-out budget.

From £18 per square metre supply and fit.

Custom Rugs London

Our luxury custom rug service for London clients is for those who understand that the right rug is not found in a showroom.

A custom rug in a London period property principal reception room is the element that anchors the furniture grouping, defines the spatial hierarchy of the room, introduces colour and texture in a way that is specific to the room rather than generic to a product range, and, when specified correctly, completes the room in a way that no off-the-shelf rug can approximate.

The two custom rugs in the Mayfair townhouse’s principal reception rooms were hand-knotted wool, specified to the exact dimensions of each room’s furniture arrangement, in colour palettes developed in response to the existing paint colours, curtain fabrics, and upholstery of each room. The result was two rugs that looked as though they had always been in those rooms because they were made for those rooms and no others.

Our custom rug service begins with a site visit. We measure the room, understand the furniture arrangement, review the existing colour and material palette, and discuss the aesthetic direction. We then work with our specialist rug makers to produce a custom rug in the specified construction, hand-knotted wool, flatweave natural fibre, tufted bespoke colour, or overdyed vintage to the exact specification of the room.

Lead time: eight to twelve weeks from specification confirmation to delivery and installation. Enquire via 020 7129 7418 or submit an enquiry form for a site visit.

Flooring for London Period Properties

Georgian Townhouse Flooring London

Georgian townhouse flooring in London the most demanding and most rewarding flooring specification in the London residential market. Mayfair, Belgravia, St James’s, and Marylebone, London’s Georgian townhouses, represent the highest concentration of significant domestic architecture in the country, and their flooring must reflect that significance.

The original Georgian townhouse floor specification, herringbone parquet in reception rooms, wide-board timber on upper floors, natural stone in basement and ground floor service areas, is the template against which every Georgian townhouse flooring specification is measured. The renovation that reinstates this template using materials appropriate to the twenty-first century, engineered herringbone rather than solid parquet, wool carpet rather than fitted carpet tile on upper floors, Amtico rather than Victorian stone in service areas, produces a result that is both historically appropriate and practically superior to the original.

Our Georgian townhouse flooring service covers the complete specification, substrate assessment at every floor level, moisture testing for concrete screeds and damp-proof membrane assessment for original flagstone floors, engineered herringbone installation in reception rooms, wool carpet on upper floors, natural seagrass or sisal on staircases, and LVT in service areas. All supplied and fitted by one team at one fixed price.

Victorian Terrace Flooring London

Victorian terrace flooring across London, Chelsea SW3, South Kensington SW7, Kensington W8, Notting Hill W11, Islington N1, Hackney E8, and the thousands of Victorian terraces that form the backbone of London’s residential property stock.

Victorian terrace flooring requires specific knowledge of the building fabric at each floor level because the substrate, structural conditions, and appropriate flooring choices are different on each of the three or four floors of a typical London Victorian terrace. Ground floor, solid floors of varying age and moisture content. First floor and above suspended timber structures with seasonal movement. Original timber boards on upper floors that are worth restoring rather than covering in some properties and not in others.

We assess the specific flooring requirements of each floor level of a London Victorian terrace at the site visit stage, not from a generic specification that assumes all Victorian terraces are the same. Because they are not.

Edwardian Property Flooring London

Edwardian property flooring in London, the building stock of 1900 to 1914, represents a specific architectural period with its own structural characteristics and its own flooring requirements. Edwardian properties in London are typically wider than their Victorian equivalents. The Edwardian terrace floor plan is more generous in its room proportions, and its original flooring specification was often more elaborate than Victorian equivalents, with original parquet or wide-board timber more common in principal reception rooms.

Edwardian properties in Kensington, South Kensington, Chelsea, and the surrounding inner London postcodes frequently retain more original flooring than Victorian equivalents because the Edwardian period’s better-quality materials have survived more completely than some Victorian equivalents. Assessing what is worth restoring versus what should be replaced is a specific skill that requires knowledge of Edwardian building materials and construction methods. Our flooring team carries out this assessment as a standard element of every Edwardian property site visit.

Mansion Block Flooring London

Mansion block flooring across London, Knightsbridge, Chelsea, Kensington, Mayfair, and the converted Victorian and Edwardian apartment buildings that house a significant portion of London’s premium residential market. Mansion block flooring presents specific challenges related to concrete floor construction, acoustic requirements between floors, and management company consent requirements that do not apply to freehold terrace renovation.

Every Knightsbridge, Chelsea, and Kensington mansion block management company has specific requirements for hard flooring above ground floor level, typically requiring an acoustic underlay that meets a specified impact sound reduction standard before any engineered wood, LVT, or stone flooring can be installed. We assess this requirement at the site visit stage for every mansion block flooring project, confirming the acoustic underlay specification required, obtaining management company confirmation before any products are ordered, and managing the notification process as part of the installation programme.

Listed Building Flooring London

Listed building flooring across London, the specific requirements of Grade I, Grade II*, and Grade II listed buildings, where flooring decisions must be made in the context of the listing conditions and, in some cases, with Listed Building Consent obtained before any floor covering is altered.

London has the highest concentration of listed buildings of any city in the country, and the Chelsea, Belgravia, Mayfair, and Westminster postcodes within our core service area have a particularly high density of listed residential buildings. Our flooring team assesses the listing position for every flooring project in a listed building, confirming whether any original floor surfaces are specifically listed, whether covering or altering those surfaces requires consent, and whether the proposed floor covering is appropriate for the listed building context.

Where original floors are present, wide-board oak, flagstone, Victorian encaustic tile, and Georgian stone, we assess the floor’s condition and advise on whether restoration is the correct approach. A wide-board oak floor in a Belgravia listed Georgian townhouse, sanded and oiled to its original condition, is a significantly more valuable and appropriate floor surface than any replacement. Our flooring team carries out original floor restoration as part of our London service, sanding, filling, and finishing original timber floors to a standard appropriate for the property’s market position.

Commercial Flooring London

Wood Flooring

Chelsea Property Renovation & Maintenance supplies and fits commercial flooring across Central London, Chelsea, Knightsbridge, Mayfair, Westminster, the City of London, and the West End using the same in-house team, the same substrate assessment approach, and the same fixed price discipline as our residential service.

Commercial flooring in London presents specific requirements that residential flooring does not have, such as higher traffic volumes, specific health and safety standards for slip resistance and fire rating, and the operational requirement that installation is carried out without closing the business. Our commercial flooring service addresses all of these requirements as standard.

Carpet tile for open plan office environments is the standard commercial flooring choice for its acoustic properties, its ease of localised replacement in areas of damage, and its ability to be installed quickly with minimal disruption to the office below. LVT for reception areas, client-facing spaces, and breakout areas where a premium commercial finish is required without the maintenance demands of natural stone. Sheet vinyl for kitchens, welfare areas, and service spaces where water resistance and ease of cleaning are the primary requirements.

All commercial flooring is installed out of hours, where required, evenings and weekends in line with our commercial refurbishment programme approach. The same team that refurbishes Chelsea law firm offices overnight installs the flooring that completes them. One company. One fixed price. No disruption to the business.

Why Choose Our Flooring London Service

Complete Range - One Company

Wool carpet. Engineered wood. Herringbone. Natural seagrass. Sisal. Luxury vinyl tiles. Laminate. Vinyl. Custom rugs. One company supplying and fitting the complete range across London so a Mayfair developer renovating a Georgian townhouse makes one call, has one site visit, receives one fixed price, and has one installation team coordinate all five flooring types within the renovation programme. The £47,000 saving on the Mayfair project was achieved by eliminating the main contractor’s coordination margin. Not by reducing the specification. Not by compromising the product. By removing the unnecessary middle layer between the developer and the flooring.

No Main Contractor Margin

The highest cost in London flooring projects that are run through main contractors is not the flooring itself; it is the main contractor’s coordination margin. At 20-30% of the flooring package value, this margin adds £20,000 to £50,000 to a significant London renovation flooring specification. We eliminate this margin because we are the flooring contractor, not the coordinator of flooring contractors. Every pound spent with us goes on flooring. None of it goes on the margin.

Substrate Assessment as Standard

Every flooring London quotation includes a full substrate assessment, moisture testing for concrete screeds, structural assessment for suspended timber floors, acoustic underlay requirement assessment for London mansion blocks, and original floor condition assessment for listed buildings. The Mayfair townhouse screed required additional drying time that two of the original five specialist quotes had not identified. We identified it. We built the additional time into the programme. The floor was installed correctly and has not moved since.

Period Property Experience

Our flooring team works in London Georgian townhouses, Victorian terraces, Edwardian mansion blocks, and listed buildings every week. The specific substrate conditions, acoustic requirements, listed building considerations, and management company approval requirements of each London property type are part of our standard site visit assessment, not discoveries made during installation.

Domestic and Commercial

Primary residences. Letting properties. Commercial offices. Retail spaces. Restaurants. Hospitality venues. The same team. The same fixed price approach. The same substrate assessment and installation standard. Domestic and commercial flooring across London from one company.

Fixed Price Guarantee

The price on our flooring London quotation is the price on our invoice. No additions for substrate preparation that was always going to be required. No variations for the acoustic underlay that should have been confirmed before the product was ordered. No management company consent costs that were not anticipated in the original quote. One fixed price. Every element is included.

Common Questions About Flooring

What is the best flooring company in London for period properties?

The best flooring company for a London period property is one that supplies and fits the complete range of wool carpet, engineered wood, herringbone, natural seagrass, and LVT from one team on one fixed price, with substrate assessment included as standard. A company that specialises in one flooring type cannot quote a complete specification. A main contractor that coordinates specialist subcontractors adds 20-30% to the flooring cost. We supply the complete range directly. Call 020 7129 7418.

Flooring in London costs from £18 per square metre for sheet vinyl supply and fit to £85 per square metre and above for engineered herringbone. Wool carpet from £45 per square metre. Natural seagrass from £35 per square metre. LVT from £55 per square metre. Laminate from £30 per square metre. Custom rugs are priced by site visit and specification. All prices include substrate assessment. Free quote. Call 020 7129 7418.

Yes. Herringbone flooring is one of our most frequently specified products across London, particularly in Georgian townhouses in Mayfair and Belgravia, and Victorian terraces in Chelsea and South Kensington. We supply engineered herringbone and install it set out from the room centre to the correct geometry. From £85 per square metre supply and fit. Substrate assessed before installation. Free site visit. Call 020 7129 7418.

Ground floor reception rooms, engineered wood or herringbone, substrate moisture tested before installation. Bedrooms with wool carpet. Stairs and landings natural seagrass or sisal. Call 020 7129 7418.
