A homeowner on Richmond Hill called us in June. She had purchased a five-bedroom Victorian villa double-fronted, original sash windows, original cornicing on three floors, south-facing rear garden running down toward the Richmond Park boundary wall. The property had not been comprehensively renovated since the 1980s. The wiring was a ring main from 1987. The cast iron soil pipes were intact, but the cast iron supply pipes had been partially replaced with copper in the kitchen and partially left as lead on the first and second floors. The rear extension added in 1991 had a flat roof in torch-on felt with two active leak points above the kitchen.
The property sat within the Richmond Hill Conservation Area. The proposed rear extension replacement required a planning application to Richmond upon Thames Council. The rear garden backed onto Terrace Gardens within the protected view from Richmond Hill, which has carried statutory protection since the Richmond, Ham and Petersham Open Spaces Act 1902.
We assessed the full scope on a Wednesday. Planning pre-application advice was taken with Richmond upon Thames the following week. We submitted the planning application six weeks after our first visit, designed specifically to respect the Richmond Hill protected view. Approved fourteen weeks later. Construction programme: twenty-two weeks.
