This section needs to come before anything commercial on this page. A visitor searching “gas leak Chelsea” needs this information immediately.
Do this immediately:
Stop what you are doing and follow the steps in order. A gas leak is a genuine emergency, and the actions you take in the next two minutes matter.
Step 1 — Get everyone out. Leave the property immediately. Do not stop to collect belongings. Leave doors open as you exit to help ventilate the building.
Step 2 — Do not use any switches. Do not turn any electrical switches on or off. Do not use light switches, plug sockets, doorbells, or any electrical device inside the building. A single spark from an electrical switch can ignite accumulated gas.
Step 3 — Do not use your phone inside. Wait until you are outside and away from the building before making any calls. Mobile phones can generate a small electrical spark sufficient to ignite gas in a confined space.
Step 4 — Turn off the gas at the meter. If your gas meter is accessible externally or in a communal area and you can reach it safely without re-entering the building, turn the emergency control valve a quarter turn so the handle is at right angles to the pipe. This isolates the gas supply.
Step 5 — Call the National Gas Emergency Service. Call 0800 111 999 from outside the building. This number operates 24/7 and is free to call. They will advise you and can send an emergency response if required.
Step 6 — Call a Gas Safe engineer. Once the emergency service has assessed the situation, you will need a Gas Safe registered engineer to locate the leak, carry out the repair, test all pipework and appliances, and restore your gas supply safely. Call us on 020 7129 7418.
Do NOT do any of the following:
Chelsea’s housing stock is predominantly Victorian and Edwardian. The gas infrastructure serving these properties and, in many cases, the internal pipework within them reflects their age. Understanding why gas leaks occur more frequently in SW3 and surrounding postcodes helps explain why professional annual gas safety inspections are particularly important here.
Ageing internal pipework
Many Chelsea period properties still have sections of original or very old mild steel gas pipework running through floor voids, wall cavities, and ceiling spaces. Mild steel corrodes over time, particularly in the damp conditions found in basements and under-floor spaces that are characteristic of Victorian terraced properties. Corrosion creates pinhole leaks and, in advanced cases, larger failures that may not present as an immediate smell but allow slow gas accumulation over time. This type of gradual leak is more dangerous than an obvious one because it is not always immediately apparent.
Poorly connected appliance installations
A significant proportion of gas leaks in Chelsea properties occur not in the pipework itself but at appliance connections, gas hobs, range cookers, boilers, and gas fires. Appliances fitted by non-Gas Safe registered individuals, appliances where flexible connections have aged and perished, or appliances where connection joints have worked loose over time are all common sources. This is one of the primary reasons Gas Safe registration is a legal requirement, not a recommendation.
Gas fires in period properties
Many Chelsea period properties have original fireplaces that have been converted to gas fires at some point in the past. These installations vary enormously in quality, age, and condition. Gas fire installations in Chelsea properties are a disproportionately common source of both gas leaks and carbon monoxide issues. If you have a gas fire in a Chelsea period property that has not been serviced in the last twelve months, it needs attention.
Flexible pipe deterioration
Modern gas installations use flexible corrugated stainless steel tubing (CSST) or rubber flexible connectors at appliance connections. These components have a service life. Rubber connectors in particular deteriorate with age, becoming brittle and developing cracks that can leak gas. In Chelsea properties where kitchen or heating appliances have not been regularly serviced, aged flexible connections are a common finding during Gas Safe inspections.
Ground movement affecting buried pipework
London clay is notorious for movement expanding in wet conditions and contracting in dry summers. This cyclical movement over decades can affect buried service pipes entering Chelsea properties, particularly on streets with mature tree canopies, where root activity accelerates ground movement. Joints in older service pipes can work loose under repeated ground movement cycles, creating external gas leaks that may present inside the property as a faint, intermittent smell.
Gas Leak Detection From £115
You can smell gas, but the source isn’t immediately obvious. Our Gas Safe engineers use specialist electronic gas detection equipment that identifies gas concentrations far below what the human nose can detect. We systematically test all pipework, joints, and appliance connections throughout your Chelsea property to precisely locate the source of the leak. Detection is always the first stage; repair cannot begin until the leak is precisely located and fully understood.
What this covers: Electronic gas detection survey of entire property, testing of all visible and accessible pipework, appliance connection testing, meter connection inspection, identification of all leak sources, and a written report of findings.
Emergency Gas Leak Repair From £115 callout
Once the leak is located, our Gas Safe engineers repair it immediately. Whether that’s replacing a section of corroded pipework, renewing a failed flexible connector, reseating an appliance connection, or repairing a joint, we carry the materials needed for the most common Chelsea gas leak repairs on every van.
What this covers: Gas Safe engineer attendance within 60 minutes, leak source repair, pressure testing of the repaired section, gas supply restoration, safety check of all affected appliances, and a Gas Safe certificate issued on completion.
Gas Pipework Repair & Replacement From £180
Corroded, damaged, or substandard gas pipework in your Chelsea property requires replacement rather than repair. We replace sections of pipework or complete internal gas pipe runs using modern materials to current Gas Safe and Building Regulations standards. All pipework pressure tested and certified on completion.
What this covers: Strip out of old or corroded pipework, installation of new copper or CSST pipework, all joints and fittings, pressure testing to industry standards, gas supply restoration, and a Gas Safe installation certificate.
Gas Appliance Reconnection From £150
After a gas leak repair or new appliance installation, gas appliances must be properly reconnected, tested, and commissioned by a Gas Safe engineer. We reconnect gas hobs, range cookers, boilers, gas fires, and any other gas appliance to the repaired or new supply, carry out all required safety checks, and issue Gas Safe certification.
What this covers: Safe reconnection of all gas appliances, flexible connector renewal where required, leak test at every connection, functional testing of all appliances, and a Gas Safe certificate.
Gas Safety Inspection £110
Annual Gas Safety Inspection for Chelsea homeowners and landlords. A Gas Safe engineer inspects all gas appliances, checks flues and ventilation, tests gas pressure, and verifies pipework condition. Essential for landlords, legally required annually for all rental properties. Recommended annually for homeowners to ensure appliance safety and maintain manufacturer warranties.
What this covers: Inspection of all gas appliances in the property, flue and ventilation checks, gas pressure testing, pipework visual inspection, carbon monoxide testing, safety devices verification, and a Gas Safe Inspection Record issued.
Combined Gas Safety Inspection & Boiler Service £210
Our most popular package for Chelsea landlords and homeowners. Combines the legally required annual Gas Safety Inspection with a comprehensive boiler service in a single visit. Saves £20 versus booking separately and reduces engineer visits to your property to one per year.
What this covers: Full Gas Safety Inspection, comprehensive boiler service including internal inspection, flue gas analysis, heat exchanger check, burner and ignition inspection, safety device testing, and both Gas Safe Inspection Record and boiler service certificate issued.
Step 1 — Emergency Call Duration: Immediate
Call 020 7129 7418 the moment you suspect a gas leak. If you’re outside the property, having followed the safety steps above, call us from there. We’ll dispatch a Gas Safe engineer to your Chelsea address immediately and give you an arrival time. We’ll also advise you on what to do while waiting.
Step 2 — Engineer Arrival Duration: Within 45 minutes
Our Gas Safe-registered engineer arrives at your Chelsea property within 60 minutes. They’ll introduce themselves, confirm their Gas Safe registration if requested, and assess the situation before entering the property. They carry electronic gas detection equipment, all testing tools, and the materials needed for the most common gas leak repairs.
Step 3 — Gas Leak Detection Duration: 20-45 minutes
Using specialist electronic gas detection equipment, the engineer systematically surveys your property, testing all accessible pipework, appliance connections, meter connections, and joints. Electronic detectors identify gas concentrations far below the human sensory threshold, ensuring all leak sources are found rather than just the most obvious one. All findings are documented.
Step 4 — Findings & Fixed-Price Quote Duration: 10 minutes
The engineer explains exactly what they’ve found where the leak is, what’s caused it, and what repair is required. A fixed-price quote is provided before any repair work begins. You know exactly what the repair will cost before you agree to proceed. No open-ended labour charges and no surprise additions.
Step 5 — Repair Duration: 30 minutes to 3 hours, depending on the extent
The engineer repairs: whether that’s renewing a flexible connector, replacing a section of pipework, reseating an appliance connection, or performing a more extensive repair. All work is carried out to Gas Safe and Building Regulations standards. Where parts are needed that aren’t on the van, we source them typically within 24 hours and return to complete the repair.
Step 6 — Pressure Testing Duration: 15-30 minutes
After repair, the entire gas installation is pressure tested to confirm there are no remaining leaks anywhere in the system. Pressure testing involves applying air pressure to the system and monitoring for any drop that would indicate a remaining leak. We do not restore the gas supply until pressure testing confirms the installation is completely sound.
Step 7 — Gas Supply Restoration & Certification Duration: 15 minutes
Once pressure testing confirms the installation is leak-free, the gas supply is restored, and all appliances are checked for correct and safe operation. A Gas Safe certificate is issued confirming the repair work carried out, the standard it meets, and the engineer’s Gas Safe registration details. This certificate is essential for your insurance records and for any future property sale.

⭐⭐⭐⭐⭐ 5/5 Stars
“Woke up at 2 am to a strong gas smell in our Chelsea house. Called 020 7129 7418 immediately, followed their advice, got everyone outside. The engineer arrived within fifty minutes. Used electronic detection equipment and found two separate leak sources: a corroded section of pipework in the basement, and a perished flexible connector on the kitchen hob. Both repaired, pressure tested, gas restored, and a certificate issued by 5 am. Professional, calm, and thorough under pressure. Cannot recommend highly enough.”

“As a Knightsbridge landlord, I use Chelsea Property Renovation for all annual Gas Safety Inspections across my properties. The combined GSI and boiler service package is an excellent value. Engineers are punctual, thorough, and provide clear certificates and reports. One inspection identified a faulty gas fire in a rental property that the tenant had never reported, potentially very serious. That discovery alone justified several years of inspection fees. Exactly the professional service a Chelsea landlord needs for compliance.”

“Our South Kensington flat conversion had original mild steel gas pipework that our surveyor flagged as a concern when we purchased. Chelsea Property Renovation carried out a full electronic leak survey, which found two slow pinhole leaks in the basement pipework that we couldn’t smell, but the detector found immediately. Replaced the affected pipework runs entirely, pressure tested, restored supply, and certificated. The whole job was completed in one day. Brilliant team, transparent pricing, no surprises. Peace of mind completely restored.”

Act immediately and in this order. Get everyone out of the property, leaving doors open as you go. Do not use any electrical switches, naked flames, or mobile phones inside. Once outside, call the National Gas Emergency Service on 0800 111 999 — free, 24/7. If accessible from outside, turn the gas off at the meter by turning the emergency control valve a quarter turn so the handle sits at right angles to the pipe. Then call a Gas Safe registered engineer on 020 7129 7418. Do not re-enter the property until the emergency service has cleared it as safe. This sequence exists for a reason: gas accumulates in enclosed spaces, and a single electrical spark is sufficient to cause an explosion. The steps are not optional, and the order matters.
Most gas leak repairs in Chelsea properties are completed in a single visit lasting two to four hours from the engineer’s arrival. This includes gas leak detection (20-45 minutes), the repair itself (30 minutes to 2 hours depending on extent), pressure testing (15-30 minutes), and gas supply restoration and certification (15 minutes). If the repair requires parts not carried on the van, unusual pipework components for older Chelsea installations or specific appliance connectors, the engineer will isolate the affected section, make the property safe, source the part, and return typically within 24 hours to complete. We do not restore a gas supply that has not passed pressure testing, regardless of time pressure.
Yes, every engineer we send to gas leak repairs in Chelsea is Gas Safe registered, the legal requirement for anyone working on gas installations in Great Britain. Gas Safe replaced CORGI registration in 2009. Our Gas Safe registration number is provided with every quote and appears on every Gas Safe certificate we issue. You can verify any engineer’s registration at gassaferegister.co.uk by entering their licence number. It is illegal for anyone who is not Gas Safe registered to carry out gas work in the UK. Never accept gas repair work from an unregistered person, regardless of cost savings; it is dangerous, uninsurable, and illegal.
Gas leak repair in Chelsea starts with a £115 callout covering engineer attendance within 60 minutes, an electronic gas leak detection survey, and the first portion of repair work. Most straightforward gas leak repairs, flexible connector renewal, joint repair, and section of pipework replacement are completed within the callout price or for £115-£280 total, depending on the extent. More significant repairs, such as full internal pipe replacement, cost from £350. All prices include a Gas Safe certificate on completion. We provide a fixed-price quote after detection and before repair begins, so you know exactly what you’ll pay before work starts. No open-ended hourly rates and no additions after the fact.
These are two distinct but related hazards. A gas leak, natural gas escaping from pipework or connections, creates a risk of explosion or fire if the gas accumulates and meets an ignition source. Carbon monoxide is produced by incomplete combustion in gas appliances, boilers, gas fires, hobs, and cookers, rather than from raw gas leaking. You can have a carbon monoxide problem without a gas smell, which is why CO is called the silent killer. If your gas appliances are serviced annually by a Gas Safe engineer, both risks are assessed simultaneously. We strongly recommend fitting carbon monoxide alarms on every floor of your Chelsea property. They cost around £20 and provide early warning of CO accumulation that you cannot otherwise detect.
Yes, we regularly repair gas leaks in Chelsea flats, apartments, and mansion blocks. We understand the specific considerations for leasehold properties, coordinating with building management and managing agents, working within building restrictions, establishing whether the leak is within the individual flat or in shared riser pipework, and providing documentation for building records. Gas riser pipes serving multiple flats in Chelsea mansion blocks are a particular area of expertise. Responsibility for shared gas infrastructure is sometimes unclear between leaseholders and freeholders, and we’re experienced in advising on and documenting these situations. We work with all major Chelsea managing agents and can invoice to company accounts for landlord and management company clients.
A gas leak involves natural gas (methane) escaping from pipework, connections, or appliances before combustion occurs. Natural gas has a distinctive smell added specifically to make it detectable. The primary hazard is accumulation and ignition, causing explosion or fire. A carbon monoxide leak occurs during incomplete combustion inside an appliance. The CO is produced by the burning process and escapes through faulty flues, blocked vents, or cracked heat exchangers. Carbon monoxide is completely odourless and colourless. Both require a Gas Safe engineer’s attention. Gas leaks are typically identified by smell or electronic detection. Carbon monoxide requires a CO alarm or a blood test to detect. An Annual Gas Safe inspection covers both checking gas supply integrity and appliance combustion quality simultaneously.
he decision between repair and replacement depends on the age, material, and condition of the pipework and the nature of the leak. Repair is appropriate for isolated faults, a single failed joint, a perished flexible connector, or a corroded section of pipework in an otherwise sound installation. Replacement is more appropriate when: pipework is original mild steel with multiple corrosion points, electronic detection identifies leaks at several locations simultaneously, pipework material is no longer approved for use under current Gas Safe standards, or the installation has been significantly modified over the years by non-registered persons, creating an undocumented and potentially unsafe configuration. Our engineer will assess the full installation during the leak detection stage and advise honestly on repair versus replacement, with costs for both options provided where relevant.
Yes, a Gas Safe certificate is issued after every gas leak repair, reconnection, or new installation. The certificate confirms: the engineer’s Gas Safe registration details, the address of the property, the work carried out, the standard it has been completed to, and the date. This certificate is important for several reasons. Your building insurance may require evidence of gas work being carried out by a Gas Safe registered engineer; without the certificate, insurance claims related to gas incidents may be invalidated. If you sell your Chelsea property, solicitors will request gas safety documentation as part of the conveyancing. For landlords, a copy must be provided to tenants. We provide certificates on completion of every gas job as standard; they are not an extra cost or an afterthought.
Yes. Gas Safety work, leak repair, appliance connection, and Gas Safety Inspections do not typically require planning permission or Listed Building Consent, as it is maintenance of existing services rather than a material change. However, where gas leak repair requires replacement of pipework that runs through walls, floors, or other parts of a listed building’s fabric, care must be taken to ensure the method of installation does not damage or alter original features in ways that would require Listed Building Consent. We’re experienced working in Chelsea and Belgravia listed buildings and period properties, and always discuss the proposed route and method for any new or replacement pipework before work begins. For any significant pipework installation in a listed building in the Royal Borough of Kensington and Chelsea, we recommend a pre-works conversation with the conservation officer if the scope involves opening up original fabric.
