The entire floor is sanded in sequence: coarse paper to remove the existing surface and level the boards, medium paper to remove the coarse scratches, fine paper to prepare the surface for finishing. The sequence and the paper grades depend on the board condition, the depth of previous finish, and the presence of any historic surface treatments, such as original shellac, Victorian varnish, or early oil that must be fully removed before the new finish is applied.

Stage 5 – Hardwax oil finish. Hardwax oil is the correct finish for a restored Victorian pine floor in a Chelsea period property. It penetrates the timber rather than forming a film on top, which means it does not peel, crack, or bubble the way lacquer finishes do on an old floor that has residual movement. Gap filling floorboards Chelsea the most commonly misunderstood element of Victorian floorboard restoration, and the element most commonly done incorrectly by contractors who have not worked in Chelsea period properties.

Victorian pine floorboards shrink seasonally. The timber absorbs moisture in summer and expands. It dries in winter and contracts. After 130 years of this cycle in a Chelsea terrace, the boards have settled into a stable seasonal range, expanding and contracting by 1- 3 mm per board per cycle. The gaps that are visible in summer are not present in winter. The gaps that are present in winter are not the same gaps that were present in 1920. The floor is alive. It moves.

What does not work: Flexible caulk: Flexible caulk fills the gap at the time of application. In summer, when the boards contract, the gap opens wider than the caulk. The caulk stretches. In winter, when the boards expand, the caulk is compressed. It ripples and buckles above the board surface. Within two to three seasons, the caulk is lifting out of the gaps and collecting dust. The floor looks worse than it did with the gaps.

What does not work: Rigid wood filler: Rigid wood filler hardens into a material that does not move with the floor. When the boards expand in winter, the filler cracks. When the boards contract in summer, the filler falls out of the gap in pieces. It is not repairable. The floor must be filled again. Within three years, a floor gap filled with rigid filler is a floor with cracked, missing, and discoloured patches where the filler was.

What works matching pine slivers: Solid pine slivers, cut to the exact taper of each gap from matching pine timber, hand-wedged into each gap from above, and trimmed flush with the board surface. The sliver is solid timber; it has the same moisture response characteristics as the boards on either side. When the boards contract and the gap opens, the sliver contracts proportionally. When the boards expand and close the gap, the sliver compresses proportionally. The gap is permanently filled. It moves with the floor. It does not crack, lift, or fall out.

The matching of the pine sliver to the original board is the skilled element. The sliver must be cut from pine timber of a similar density and grain character to the original boards, oriented with the grain running along the sliver rather than across it, and cut to a taper that matches the specific profile of each gap rather than a standard wedge profile applied uniformly across all gaps. A floor gap-filled with correctly matched pine slivers and sanded flat is a floor with gaps that are no longer visible.

Mid-century floor paint. 1970s polyurethane lacquer. Each full-floor sand removes 0.5-1.5mm depending on the grade sequence used. A floor that has been sanded four or five times in its life has 6-7mm of timber remaining above the joists. 

Aggressive sanding removes irreplaceable original material. The second error is failing to remove the previous finish completely before applying the new one. A new hardwax oil over a partially removed polyurethane lacquer produces a finish that will not bond, peel in patches, and require resanding within twelve months.

We assess the surface condition and the previous finish depth before the sanding specification is confirmed. The grade sequence from coarse through to fine is chosen against the specific floor, not from a standard programme applied uniformly to every job. The result is a floor sanded to the correct depth, the previous finish fully removed, and the surface prepared correctly for the specified finish.

Floor sanding Chelsea – What is included:

Stage 1 – Assessment. Board condition, previous finish type and depth, moisture content, and any board replacement required before sanding begins. Asbestos adhesive assessment where previous floor coverings were bonded to the boards with bituminous adhesive before 1980.

Stage 2 – Board preparation. Any raised fixings, nails and screws protruding above the board surface are set below the surface before sanding begins. Protruding fixings tear sanding belts and create gouges in the board surface. All fixings confirmed below the surface before the machine is started.

Stage 3 – Machine sanding. Belt sander across the main field of the floor in the direction of the boards. Edge sander along all skirting board edges where the belt sander cannot reach. Detail sander in corners and alcoves where the edge sander cannot reach. Three passes minimum: coarse, medium, fine, with hand scraping of any areas where machine access is restricted by existing joinery.

Stage 4 – Gap filling. Where the floor assessment confirms gap filling is required, and in most Chelsea Victorian floors it is matching pine slivers are installed after the first coarse sanding and before the medium and fine passes. This sequence allows the pine slivers to be sanded flush with the surrounding boards in the same passes that prepare the board surface for finishing.

Stage 5 – Finish application. Hardwax oil in matte, satin, or gloss as specified. Two coats minimum with full drying time between coats. The floor should not be walked on for 24 hours after the final coat.
