Victorian Floorboard Restoration Chelsea: the floor was already there. A Victorian terrace on Carlyle Square, Chelsea SW3. Built in 1884. The carpet came up as part of a full house renovation, and underneath it were original pine floorboards. Every one. Intact across all four floors.
The homeowner had budgeted for new engineered oak throughout. The budget became unnecessary. What was already there was better than anything that could be installed to replace it.
Original Victorian pine boards in a Chelsea period property built between 1860 and 1900 are wider than any modern flooring product at a comparable price point, typically 120mm to 180mm across, compared to 90mm to 120mm in modern engineered products. They are denser, because Victorian timber was old-growth pine with tighter growth rings than modern plantation timber. They are harder, for the same reason. And they have been part of the building for over 130 years, which means they have already done all the movement and settlement that new flooring takes years to complete.
The gaps between the boards, filled with matching pine slivers, were from 130 years of natural seasonal shrinkage. The boards were sanded back to the original grain. Hardwax oil was applied. Sealed. The floor that had been walked on for 130 years without anyone knowing what it looked like was revealed in the condition it was always meant to be in.

Stage 1 – Assessment and specification. The carpet and underlay are removed. The floor is assessed for board condition across the full floor, gap size and distribution, moisture content of the boards and the substrate beneath, and any previous damage from pipe runs or electrical work where boards were lifted and incorrectly replaced with the wrong timber. Assessment determines the restoration specification: which gaps require pine sliver filling, which boards require replacement with reclaimed Victorian pine, and what the sanding and finishing sequence will be.
Stage 2 – Board replacement where required. Individual boards beyond restoration split along the grain, heavily damaged at the joints, or replaced during previous works with timber that does not match the original are removed and replaced with reclaimed Victorian pine matched to the surrounding boards in species, width, and grain character. Reclaimed Victorian pine is sourced from demolition and restoration projects across London. Correctly matched and installed, the replacement sections are indistinguishable from the originals after sanding.
Stage 3 – Gap filling with matching pine slivers. Gaps between boards caused by 130 years of seasonal moisture movement in the timber are filled with matching pine slivers. Not flexible caulk. Not wood filler in any form. Solid pine slivers cut to the exact taper of each gap, hand-wedged, and trimmed flush with the board surface. Pine slivers move with the floor through subsequent seasonal cycles in the way that rigid filler does not. The gap is filled permanently. It does not open and close with the seasons. It does not crack and fall out after three years.
Stage 4 – Full floor sanding. The entire floor is sanded in sequence: coarse paper to remove the existing surface and level the boards, medium paper to remove the coarse scratches, fine paper to prepare the surface for finishing. The sequence and the paper grades depend on the board condition, the depth of previous finish, and the presence of any historic surface treatments, such as original shellac, Victorian varnish, or early oil that must be fully removed before the new finish is applied.
Stage 5 – Hardwax oil finish. Hardwax oil is the correct finish for a restored Victorian pine floor in a Chelsea period property. It penetrates the timber rather than forming a film on top, which means it does not peel, crack, or bubble the way lacquer finishes do on an old floor that has residual movement. It is repairable in section if a section of the floor is damaged in future; it can be sanded and re-oiled in that section without the full-floor refinish that a lacquer finish requires. And it produces a finish that allows the grain and character of the original timber to be fully visible, the point of restoring a Victorian pine floor rather than covering it.

Victorian pine floorboards shrink seasonally. The timber absorbs moisture in summer and expands. It dries in winter and contracts. After 130 years of this cycle in a Chelsea terrace, the boards have settled into a stable seasonal range, expanding and contracting by 1- 3 mm per board per cycle. The gaps that are visible in summer are not present in winter. The gaps that are present in winter are not the same gaps that were present in 1920. The floor is alive. It moves.
What does not work: Flexible caulk: Flexible caulk fills the gap at the time of application. In summer, when the boards contract, the gap opens wider than the caulk. The caulk stretches. In winter, when the boards expand, the caulk is compressed. It ripples and buckles above the board surface. Within two to three seasons, the caulk is lifting out of the gaps and collecting dust. The floor looks worse than it did with the gaps.
What does not work: Rigid wood filler: Rigid wood filler hardens into a material that does not move with the floor. When the boards expand in winter, the filler cracks. When the boards contract in summer, the filler falls out of the gap in pieces. It is not repairable. The floor must be filled again. Within three years, a floor gap filled with rigid filler is a floor with cracked, missing, and discoloured patches where the filler was.
What works matching pine slivers: Solid pine slivers, cut to the exact taper of each gap from matching pine timber, hand-wedged into each gap from above, and trimmed flush with the board surface. The sliver is solid timber; it has the same moisture response characteristics as the boards on either side. When the boards contract and the gap opens, the sliver contracts proportionally. When the boards expand and close the gap, the sliver compresses proportionally. The gap is permanently filled. It moves with the floor. It does not crack, lift, or fall out.
The matching of the pine sliver to the original board is the skilled element. The sliver must be cut from pine timber of a similar density and grain character to the original boards, oriented with the grain running along the sliver rather than across it, and cut to a taper that matches the specific profile of each gap rather than a standard wedge profile applied uniformly across all gaps. A floor gap-filled with correctly matched pine slivers and sanded flat is a floor with gaps that are no longer visible.
